But most important, we want our neighbors to know the true facts. FACT! A NO vote means higher taxes to our residents. A mall will be built. The choices are Seminole County or Orange County. If the mall is built in Orange County, the necessary Seminole County road improvements to access the mall will be paid for with property taxes of Seminole County residents. But, road improvements for the mall at Oviedo Crossing will be paid for by the developer—not the residents—through impact fees. These fees are estimated to be $4.8 million for roads, fire and safety facilities. FACT! Thousands of jobs for our area. Oviedo Crossing Project will create over 1000 construction jobs with a payroll in excess of $58 million. Plus some 2800 permanent jobs will be created in retail, wholesale, medicine and finance with over $60 million in annual salaries by the year 2000. FACT! In harmony with nature. The Oviedo Crossing project mall has been designed to accommodate the natural beauty of the area vvoodlands and wetlands will be both pre- served and enhanced. Over 1/3 of the total project, 167 acres, will be set aside as protected green areas. 95oliao FACT, First-class project. The Oviedo Crossing project is a proposed development that includes a 1.2 million sq. ft. mall (with anchor stores such as Burdines, Dillards and Gayfers), office space and a medical campus. Plus, there will also be 167 acres of protected green areas. Some of Rouse's (the developer) projects are malls such as: Baltimore Wharf, Atlanta Peachtree, Miami Bayside, etc. FACT! Oviedo Crossing project is the best use for the land. If the commissioners do not vote YES for the mall anq_medical catn- ppus,the current development order is approved for,among other things,multi- familyhousing, gasoline stations, mechanical or automotive garages and al- coholic beverage establishments. FACT! Traffic will NOT be significant. Six government agencies have thoroughly analyzed and unanimously approved the proposed project: State Department of Transportation, Land Planning Agency, Seminole County Staff, East Central Florida Regional Plan- ning Council, City of Oviedo and the City of Winter Springs, who in addition commissioned an independent firm to conduct an indepth study (Tipton). In fact, this study concludes that fewer vehicles will cut through Tuscawilla with a restricted connection at Winter Springs Boulevard than if there was no con- nection. All this is a matter of record! All these agencies guarantee the enforcement of Concurrency Laws, which absolutely do not allow new development to adversely affect existing area roads. FACT! Overwhelming support of the Oviedo Crossing Project. Residents from all areas of Seminole County are sending letters voic- ing their support and requesting the commissioners to say YES to the Oviedo Crossing Project. 95o4/aa FACT!
