HomeMy WebLinkAbout2016 06 28 Public Hearing 601 - Non-Compliance - WS-1 ;vrv ,,,� ,� Code Enforcement Division ****Non-Compliance Case* Case: 2016CE000297 Address: 1630 Winter Springs Blvd. Owners: Armand and Devina Kadrichu Violations : IPMC 304.7 Roofs; IPMC 504.3 Plumbing; IPMC 404.4 Bedroom Area; IPMC 604.3 Electrical System Hazards; IPMC 304.13 Windows Original Hearing Date: April 26, 2016 Date of Service: June 1, 2016 Inspector — Code Officer Rich McLaren -,5u ,,� ,� Code Enforcement Division • February 5, 2016 Received complaint from resident who is a tenant renting the house about a possible sinkhole or foundation issues, as the floor appeared to be separating. • February 5, 2016- Performed site inspection with Jay Abel, Building Inspector for the City of Winter Springs • Observed the issues with the floor were substandard flooring and the installation of it. ;vrv ,,� ,� Code Enforcement Division • It was determined there were water leaks throughout the interior of the house on the ceiling and possibly in the bedroom where the air conditioning aunt was housed. • Electrical breaker panel was not properly marked and there was black tape covering one missing breaker on the panel. • Back patio area had leaks around each skylight that was in the covered area. • Under the kitchen sink, the plumbing was not up to code as there was a radiator hose utilized, water leaks evident, and exposed wiring. -,5u ,,� ,� Cade Enforcement Division • Notice of Code Violation sent to owner of record on February 6, 2016. • Owner of record shows the address of the violator as the residence in question but he does not reside there. Tenant refused to accept the notice and it was returned unclaimed. • Residence was posted on February 9, 2016 with Notice of Code Violation. • Spoke with Mr. Al Campbell of Orlando Cribs, LLC who stated he was the management company of the property. A copy of the Notice of Code Violation was sent by mail certified/return receipt to him. ;vrv ,,� ,� Code Enforcement Division • I have spoken with Al Campbell from the company Orlando Cribs on multiple occasions. He stated he has had repair companies out to fix each violation. • March 30, 2016 — Performed re-inspection of the residence with Mr. Abel upon the request of Mr. Campbell who stated that all violations were fixed.
