But if you don't have unlimited funds? You could find it almost impossible to build a home even after you've forked over $7,000 to $15,000 for any one of the tree-shaded lots up for sale (from 75-100 foot frontage on a roadway up to several acres in size). You could, according to city Building Official Ray Bradshaw, find yourself in the position of having to pay as much to make the land usable as you did to buy it . . . and sometimes, even more. "Probably 50 percent of the land out there is a real problem because of a com- bination of poor soil and high water con- ditions," Bradshaw said. Such conditions, however, haven't stopped construction of new homes in the Ranchiands. Last year, 164 new ones were built and about 60 percent of those went up in a section known as the Ran- chettes, the Upper Ranchlands or, sim- ply, Sections 2 and 2A. Bradshaw openly admits that some builders familiar with the area won't buy land there because of the high cost of making the land usable.
