Ranchiands development
By JIM JENNINGS -
if you've got enough money you can snag filled
build that dream home on just about any
parcel of land zoned for residential use
out in the sprawling Ranchiands section
of Winter Springs.
But if you don't have unlimited funds?
You could find it almost impossible to
build a home even after you've forked
over $7,000 to $15,000 for any one of the
tree-shaded lots up for sale (from 75-100
foot frontage on a roadway up to several
acres in size).
You could, according to city Building
Official Ray Bradshaw, find yourself in
the position of having to pay as much to
make the land usable as you did to buy
it . . . and sometimes, even more.
"Probably 50 percent of the land out
there is a real problem because of a com-
bination of poor soil and high water con-
ditions," Bradshaw said.
Such conditions, however, haven't
stopped construction of new homes in
the Ranchiands. Last year, 164 new ones
were built and about 60 percent of those
went up in a section known as the Ran-
chettes, the Upper Ranchlands or, sim-
ply, Sections 2 and 2A.

sections.
"You can't refuse the right of a person
to use his land, only make sure that all
code requirements are met," Bradshaw
said. "People prefer this type land be-
cause it has trees, because it's
beautiful."
Bradshaw openly admits that some
builders familiar with the area won't buy
land there because of the high cost of
making the land usable.

At a meeting attended by more than 60 Ranchland

ban and promised to install enough underdrains in the
section to prevent water from going into the streets.
But the council was in no mood to accept promises.
Our problem is we've accepted too many prom-

motion that the bond be rejected.

complained about drainage in their neighborhoods.

Winter Springs approves
110 sites in Ranchlands
WINTER SPRINGS—City Com-
missioners agreed Monday to allow
as many as 110 homes on 80 acres
in the mml Ranchlands area.
More than 80 residents from the
Ranchlands attended Monday
night's meeting to oppose the deal
with landowner Hubert Earley.
Community leaders said the propos-
al allows too many new homes on
the tract off Fisher Road.
Most commissioners said that try-
ing to fight the project in court
would be a longshot. The group vot-
ed 4-1 for the deal. Commissioner
John Fening argued against it.
The pact settles a lawsuit between
the city and Earley, who sued after
the commission rejected his request
to put 125 homes on the land. He
said the rezoning was allowed under
the city growth plan; city leaders
said the plan was in error
