The Community Development Department - Planning Division requests the City
Commission approve the re -plat for lots 9 -12 of the Greens at Tuscawilla, and authorize the
replat to be recorded.
SYNOPSIS:
The Greens at Tuscawilla Plat was originally approved on October 24, 2011. The plat
approved 60 townhome lots. Construction has been on -going since 2011. The re -plat
proposes the reconfiguration of lots 9 through 12 due to a grade differential that was
discovered between the golf course and the subject lots.

The Greens at Tuscawilla Plat was originally approved on October 24, 2011. The plat
approved 60 townhome units. Construction has been on -going since 2011. The re -plat
proposes the reconfiguration of lots 9 through 12 due to a grade differential that was
discovered between the golf course and the subject lots. This reconfiguration is comprised

of a shift westward of a few feet and improves lot drainage from the affected lots. A
revised grading plan was submitted which proposed the movement of the existing lot lines,
thus necessitating the need for a replat to address the shifting of the lot lines. The Greens at
Tuscawilla is located south of Winter Springs Boulevard, and the four subject lots are
located on Corkery Court. This item is for a replat of four lots adjacent to the golf course.
Approval of a final subdivision plat is regulated by Chapter 9 of the City Code (various
sections) and Chapter 177, Florida Statutes. Chapter 177, Florida Statutes require that the
plat be fully executed by the owner(s) of record, by all mortgagees having an interest in the
land to be subdivided, by the professional surveyor and mapper of record, and by the
independent professional surveyor and mapper who reviews the plat for consistency with
Chapter 177, Florida Statutes. City Staff including the City's independent surveyor,
Southeastern Surveying and Mapping Corporation, have reviewed the plat and have no
outstanding review comments.
FISCAL IMPACT:
There is no fiscal impact associated with this agenda item.
COMMUNICATION EFFORTS:
This Agenda Item has been electronically forwarded to the Mayor and City Commission,
City Manager, City Attorney /Staff, and is available on the City's Website, LaserFiche, and
the City's Server. Additionally, portions of this Agenda Item are typed verbatim on the
respective Meeting Agenda which has also been electronically forwarded to the individuals
noted above, and which is also available on the City's Website, LaserFiche, and the City's
Server; has been sent to applicable City Staff, Media/Press Representatives who have
requested Agendas /Agenda Item information, Homeowner's Associations/Representatives
on file with the City, and all individuals who have requested such information. This
information has also been posted outside City Hall, posted inside City Hall with additional
copies available for the General Public, and posted at five (5) different locations around the
City. Furthermore, this information is also available to any individual requestors. City Staff
is always willing to discuss this Agenda Item or any Agenda Item with any interested
individuals.
RECOMMENDATION:
Staff recommends the City Commission approve the Greens at Tuscawilla replat and
authorize the City Manager and City Attorney to prepare and execute any and all applicable
documents.
