• This home was the location of numerous code enforcement
issues from 2011 . The original violations were:
. .. the fence was in disrepair, there were no house numbers, several
windows were broken, tires and plastic plant pots lying around the
yard. There were also boards and lattice piled into the yard The porch
had trash piled on it. The exterior wall of the house had rotted There
were several areas at the roof line that were rotted and missing
allowing the elements to the interior of the structure. The garage door
does not close properly. There were wasp nests inside the residence,
which was observed from a broken window. There was an accessory
structure that had rotten walls, there were no doors that were secure
on the accessory building. "

• This case was presented to the Board on October 18, 2011
and at that time a finding of fact and fine of $250.00 per
day was imposed following the non-compliance hearing on
December 20, 2011 .
• The applicant he Carrero' s) took possession of this
property on or about October 26, 2012 "as-is and made
timely repairs to the violations. Due to title work with a
pending sale, they did know that "as-is" contained a city
lien of $327, 157.47. At this time, the home is a rental
property and the owners who live in Puerto Rico are
attempting to sell it.

• This case now comes before the Board since the Carrero's
are requesting a 1 en reduction. This home has been
maintained and has not posed a code enforcement problem
since being sold to the applicant.
• Since this home will be sold and the applicant alone was
responsible for conducting proper title work, we
recommend only a standard 10%o reduction to a total owed
the city of $32, 715.
