These standards are intended to provide a process for allowing ADUs, while protecting neighborhood character. • Existing Restrictions- i ^ a • Conditional Use- Sec. 20 -33 • Aesthetic Review- Sec. 9 -607 "Compatibility /Harmony" Additional Restrictions- • Minimum Lot Size- 5000 SF • Minimum ADU Size- 400 SF • Maximum ADU Size- 800 SF or 30% of principal residence • Same Lot Restrictions as Principal Residence (Zoning Dst.) • Setbacks • Building Height • Lot Coverage • Must provide one (1) parking space • No separate utility meter • Must replicate the design of the principal residence • Cannot divide lot and sell off ADU- Recorded Deed Restrctn. • Owner to reside on site •Approval subject to CCRs of HOA
