REQUEST: Community Development Department requests that the City Commission consider
a wall sign proposed for the both the south (SR 434) side and north (courtyard)
side of Cristiano's Wine Bar Cafe (immediately east of Tijuana Flats at JDC
Calhoun Building No.1) within the IDC Calhoun Town Center site.
PURPOSE: The purpose oftrus Agenda Item is for the City Commission to consider a wall
sign that has taller letters than those depicted on the approved Building No.1
architectural rendering. The sign consists of internally lit individual letters,
comprises approximately 22,9 square feet (97" x 34"), and is much smaller than
the 10 percent of the applicable fa<;:ade area allowed by the Town Center Code. It
is much smaller than the 38 square foot wall sign approved for the adjacent
Tijuana Flats.
The Town Center Code states that "All signs shall be subject to a Discretionary
Aesthetic Appropriateness Review by the DRC in order that all signs are
consistent and in harmony with the Winter Springs Town Center."
CONSIDERATION:
Signage should be coordinated in size and placement with the building and
storefront. Cristiano's is proposed to occupy a bay 17.5' wide. The building
plans depict this portion of Building No.1 to be 30'feet tall on the front and 27.5'
tall on the rear. The applicant's portion of the building fa<;:ade is 525 square feet
on the front (17.5' x 30') and slightly more than 481 square feet in the rear (17.5' x
27.5'). The Town Center sign code (Sec. 20-327 (f)) states that the "maximum
gross area of signs on a given fa<;:ade shall not exceed 10 % of the applicant's
fa<;:ade." The signs depicted on the applicant's portion of the approved Building
No.1 architectural rendering approximate 23 square feet, but the applicant's

proposed wall sign depicts a "c" that is 34" tall. Therefore, the proposed sign,
although within the bounds of the City Code, is slightly different than depicted on
the approved rendering, cannot be approved by the staffDRC, and needs City
Commission approval. The proposed sign meets code requirements, but is
taller than what was depicted on the approved architectural rendering.

RECOMMENDATION:
Staff recommends the City Commission approve the proposed internally lit
individual letter approximately 23 square foot sign for both the front (south) and
rear (north) side of Building No. 1.
