REQUEST: Community Development Department requests that the City Commission consider
a wall sign proposed for the east (Tuskawilla Road) side of the Art A venue shop
at Building No.1, within the JDC Calhoun Town Center site.
PURPOSE: The purpose of this Agenda Item is for the City Commission to consider an
illuminated wall sign that is larger than the sign area depicted on the approved
Building No. 1 architectural rendering. The sign consists of red and white
internally lit individual letters with red, white, and black background, comprises
approximately 25 square feet, and is much smaller than the 10 percent of the
applicable fayade area allowed by the Town Center Code.
The Town Center Code states that "All signs shall be subject to a Discretionary
Aesthetic Appropriateness Review by the DRC in order that all signs are
consistent and in harmony with the Winter Springs Town Center."
CONSIDERATION:
The Art Avenue shop is proposed to occupy a bay 20 feet wide. The building
plans depict this portion of Building No.1 to be 32 feet 8 inches tall. The
applicant's portion ofthe building fayade is approximately 655 square feet. The
Town Center sign code (Sec. 20-327 (f)) states that the "maximum gross area of
signs on a givenfayade shall not exceed 10 % of the applicant's fayade." The
signs depicted on the applicant's portion of the approved Building No.1
architectural rendering approximate 19 (1.5' x 12.5' = 18.75) square feet - about
3/4 the size of what is proposed by the individual tenant for the business front.
Therefore, the proposed sign, although within the bounds of the City Code, cannot

be approved by the staffDRC and needs City Commission approval. The
proposed sign meets code requirements for size, but is larger than what was
depicted on the approved architectural rendering.
The sign company has been notified that a wall mounted sign may not project
more than 6 inches from the wall (9.25 inches depicted on plans) and must modify
their design to meet this code requirement. A telephone call to the sign company
on March 11,2004, indicated that the 6 inch maximum projection can be
accomplished by the contractor.

RECOMMENDATION:
Staff recommends the City Commission approve the proposed internally lit,
individual letter, approximately 25 square foot, sign, for Art Avenue, on the east
side of Building No.1 at the IDC Town Center site, subject to modifying the plan
to provide 6 inch maximum projection from the wall.
