REQUEST:
The Community Development Department- Planning Division requests that the City
Commission, in its capacity as the DRC, Approve minor variations from the floor plans and
building elevations reviewed and approved Nov. 11,2003 on Building 1 (multi-tenant building at
corner of Tuskawilla Road and SR 434).
PURPOSE:
The purpose of this agenda item is to update the Commission on minor changes to the building
elevations and floor plans for Building 1 and to receive the Commission's Approval of these
justifiable minor variations.
CHRONOLOGY:
October I, 2002- StaffDRC first reviewed the preliminary building elevations and
floor plans for Building No.1 and made recommendations for
changes to roof, windows and color scheme.
November 5,2003- StaffDRC reviewed revisions and made recommendation for
Approval.
November 11, 2002- City Commission, in its capacity as the DRC, approved the
architectural renderings and floor-plan for Building No.1.
CONSIDERATIONS:
Randall Paulson Architects has over the last few months submitted, revised, and resubmitted (for
code compliance) Building Plans for Building I. The drawings now are ready to be approved for
a building permit. A few minor discrepancies from the architectural renderings approved
November 11,2002, need the Commission's approval in its capacity as DRC.

FINDINGS:
The minor discrepancies include the following:
Door Locations- (Net effect equals two additional doors.)
West Elevation- No doors were indicated on the west elevation. Two doors are needed- One
for stair exiting and one for riser room.
East Elevation, Rotunda Unit- Slope of sidewalk drops to the north along Tuskawilla, so the
door cannot be at grade. Egress requirements are satisfied without the door. Window
treatment will include mullions similar to those depicted in other windows that do not include
a door.
East Elevation, North Unit- An additional door is added as required for a restaurant layout
with patio dining.
Signage (one location)- Signage was lowered for the rotunda corner unit on the parking lot side
from the higher elevation to give to give a more continuous look with the rest of the building
and signage. The new location gives more accent to the building's features and less emphasis
to the sign.
Color Palette changes- The dark green color on the rendering for the tenant facing Tuskawilla has
been replaced with the color "Plum" for the background, highlighted with "Sundance" and
"Winter Brown". The awning will remain as shown (color, "Toast"). The metal awnings on
the first and second floor of the rotunda comer unit will be "Black" rather than the tan color
shown on the rendered elevation. The color palette for the area where the rotunda cotner unit
transitions to a straight fa9ade will be "Sandlewood Beige" highlighted with "Boston
Cream". All other colors will remain as previously adopted and as depicted on the rendered
elevation.
Palm Trees to Frame Rotunda- At the suggestion of Staff, the two palm trees located in front of
the rotunda area will be brought up into the niche between the rotunda and against the
building, framing the rotunda, and opening up the comer sidewalk for pedestrian traffic. The
City Arborist indicates that there is adequate room in each of these 4'x6' niches against the
building to accommodate a palm in each.
RECOMMENDATIONS: StaffDRC recommends that the City Commission in its
capacity as the DRC, Approve the minor changes noted above, to the previously approved
architectural renderings and floor-plan for Building 1.
