REQUEST: The Community Development Department presents statistical data
regarding lot and home sizes in the single-family zoning categories within the City.
PURPOSE: The purpose of this Agenda Item is to provide information requested by the City
Commission that will assist in the promulgation of an accessory buildings ordinance.
CONSIDERATIONS: Staff initially looked at various lots within each of the 4 single
family zoning districts within the City, excluding PUDs (e.g. R-l, R-1A, R-1AA, and RC1).
This investigation did not include every subdivision in every zoning district, but did end up
sampling from 4 to 7 subdivisions in each district. The Seminole County Property Appraiser's
office agreed to provide a statistical average of the lot and house sizes for these subdivisions.
The results are listed below:
R-l Zoning District:
609 lots sampled, 0.19 acre average lot size, 609 houses, 1,200 SF average living area;
R-1A Zoning District:
457 lots sampled, 0.26 acre average lot size, 447 houses, 1,382 SF average living area;
R-lAA Zoning District:
216 lots sampled, 0.96 acre average lot size, 198 houses, 2,195 SF average living area; and
RCl Zoning District:
189 lots sampled, 2.3 acre average lot size, 164 houses, 2,517 SF average living area.

RECOMMENDATION:
Staff recommends that the City Commission review this information and determine its
adequacy to assist in promulgating an effective accessory building ordinance. If additional
information is needed or requested, staff will make every attempt to provide it as quickly as
possible.
