Home My WebLink About2004 01 26 Regular 506 COMMISSION AGENDA ITEM 506 Consent Information Public Hearung Regular X January 26, 2004 Meeting MGR. /l- /Dept. ~ REQUEST: The Community Development Department requests that the City Commission, in its capacity as the DRC, consider a signage request by the Transformations II Tanning and Skin Care tenant of the JDC Town Center Building No 8 for the north side of the building (that part of the building abutting the parking lot). PURPOSE: The purpose of this agenda item is to review a proposed partially backlit sign for a Building No. 8 tenant at the roc Town Center ("Transformations II" is not illuminated). The sign is longer than what was previously approved by the City Commission (October 1, 2002, as revised July 28, 2003), in that one 18 :f()ot long sign, approximately 3 feet tall (54 square feet) is proposed in lieu of2 separate (2 feet x 10 feet) signs along the parking lot side of this portion of the building. No additional signage is requested along Doran Drive, although the architectural renderings depicted signage there. CONSIDERATIONS: The staffDRC reviewed the proposed signage on January 6 and again on January 20,2004, and recommend approval, subject to the sign being better centered on the applicable portion of the building (it appears to be centered over the rear door). The proposed signage appears to meet all applicable regulations (e.g. 10 % of the applicable 30' wide x 24' tall portion of the fac;ade is allowed by the Town Center Code - subject to the Commission's approval) and requirements, but is 10nger than what was approved on the elevations at either date. Any variation from the dimensions and/or location of signage depicted the approved elevations requires staff to bring the proposed signage back to the City Commission for approval. 1 January 26, 2004 Regular Item 506 Page 2 The applicant's proposed individual letter partially backlit signage is consistent with code, but is longer and taller (one 3' x 18' rather than two 2' x 10') than what was depicted on the elevations approved at the July 28,2003, City Commission meeting. Backlit signs are allowed in the Town Center. FINDINGS: The proposed signage is consistent with the Town Center Code, but requires City Commission approval. RECOMMENDATIONS: Staff recommends that the City Commission, in its capacity as the DRC, approve the revised signage for the Tanning Salon at the pertinent portion of the north side of Building No.8, subject to centering the sign on the applicable portion of the building, rather than centering it on the doorway.
