REQUEST: Community Development Department requests that the City Commission consider
a wall sign proposed for the Tijuana Flats restaurant at Building No.1, within the
JDC Calhoun Town Center site.
PURPOSE: The purpose of this Agenda Item is for the City Commission to consider a wall
sign that is larger than the sign area depicted on the approved Building No. 1
architectural rendering. The sign consists of internally lit individual letters and an
iguana, comprises approximately 38 square feet, and is much smaller than the 10
percent of the applicable fa9ade area allowed by the Town Center Code.
The Town Center Code states that "All signs shall be subject to a Discretionary
Aesthetic Appropriateness Review by the DRC in order that all sif,'11s are
consistent and in harmony with the Winter Springs Town Center."
CONSIDERATION:
Signage should be coordinated in size and placement with the building and
storefront. The Tijuana Flats restaurant is proposed to occupy a bay 29' 2.25 "
wide. The building plans depict this portion of Building No.1 to be 27.5' tall.
The applicant's portion of the building fa9ade is slightly more than 800 square
feet. The Town Center sign code (Sec. 20-327 (f)) states that the "maximum
gross area of signs on a given fa9ade shall not exceed 10 % ofthe applicant's
fa9ade." The signs depicted on the applicant's portion of the approved Building
No.1 architectural rendering approximate 23 square feet - about one half the size
of what is proposed by the individual tenant. Therefore, the proposed sign,
although within the bounds of the City Code, cannot be approved by the staff

DRC and needs City Commission approval. The proposed sign meets code
requirements, but is larger than what was depicted on the approved architectural
rendering.

RECOMMENDATION:
Staff recommends the City Commission approve the proposed internally lit
individual letter approximately 38 square foot sign for Tijuana Flats on the SR
434 side of Building No. I.
