REQUEST: Community Development Department requests that the City Commission consider
additional second floor wall signage proposed for the west (parking lot) side of the
JDC Calhoun (Doran) Town Center Building No.2, located at the southwest
comer of Tuskwilla Road and Tree Swallow Drive.
PURPOSE: The purpose of this Agenda Item is for the City Commission to consider an
additional wall sign, other than those depicted on the approved Building No.2
architectural rendering (depicted signage only for the first floor of the building).
The applicant is occupying the north half of the second floor office space. No
second floor signs were depicted on the architectural renderings approved by the
Commission for Building 2. The City Commission approved signage on the
Tuskawilla Road side and Tree Swallow Drive sides of the building at the July 11,
2005, meeting. Staff misunderstood that the applicant wanted sign age on the
west (parking lot) side of the building, as well.
CONSIDERATION: The Town Center Code states that "All signs shall be subject to a
Discretionary Aesthetic Appropriateness Review by the DRC in order that all
signs are consistent and in harmony with the Winter Springs Town Center."
Signage should be coordinated in size and placement with the building and
storefront. The 35.34 square foot sign consists of a multi-colored 1.9 square foot
logo and white non-illuminated channel letters. The office encompasses the
northern Yz of the second floor (north of the hallway) and has frontage on
Tuskawilla Road and Tree Swallow Drive. It has approximately 103 linear feet of
building fayade abutting each of the two roadways as well as abutting the parking
lot to the west. The office also over-looks the parking lot to the west, and
signage is proposed to face the parking lot.

The approved building elevation depicts the signage for the Tuskawilla Road
(east) side, the courtyard (south) side, and one sign on the rear (west) side of the
building, but only below the first floor expression lines. In contrast, the applicant
proposes signage to be located higher on the fayade, above the second floor
windows.
Section 20-327 requires a maximum sign area on a given fayade to not exceed 10
percent of the applicant's fayade area. The applicable area of each affected fayade
is approximately 12.4' tall x 103' wide (1,290 square feet). The proposed 35.34
square foot signage is significantly smaller than the maximum allowed by Code.
The sign, as proposed, is consistent with the Town Center code and staff believes
it is tasteful and proportional to the building.
The proposed sign meets code requirements, but is located in a different area
than what was depicted on the approved architectural rendering. Because it
is different than that approved by the City Commission with the
architectural rendering, staff is bringing it back to the Commission for
approval.

RECOMMENDATION:
Staffrecommends the City Commission approve the proposed un-lit, individual
letter, approximately 35.34 square foot sign for the second floor of west (parking
lot) side of Building No.2.
