STAFF PRESENTATION OUTLINE
State Road 434 is the city's gateway from both the East
and the West
What will the area look like in FOUR years ?
The corridor includes both sides of SR 434 and north to
the lake
We need to focus on creating a vision for the future
development of the corridor
The Plan talks about a town center - some of the elements
are in place
a. city Hall
b. Post Office
c. High School
d. Central Winds Park
e. Library?????
f. civic Center ?????
g. Others ?????
6. We need to create a visioning process which involves a
broad spectrum of property owners, developers and
residents
7. This process will result in recommended design principles
for the corridor these principles should, at a
minimum, address:
a. Building setbacks
b. Lighting treatments
c. Roadway buffer requirements
d. sign controls
e. Methods of controlling the access
f. provisions for utility service
g. Street furniture
h. Parking lot landscaping
i. provisions for future mass transit service
j. provisions for bicycle and pedestrian access
k. Other issues of concern

8. These principles should recognize the constraints of
existing development
9. Examples of other communities' responses to this issue
a. Lake Mary Blvd.
b. Edgewater Drive in the College Park area of Orlando
c. Metrowest development in southwest Orlando
d. Center street behind the Altamonte Mall
e. US 192 in Osceola County
f. Lake Buena Drive and Hotel Plaza Blvd. in Walt Disney
World
g. Etc, etc, etc
10. All of these programs create a special sense of place
that is unique to the community
11. The City should recognize that it will likely have to
expend some public funds in a variety of possible
cost sharing arrangements

major entrance roads leading
into the city center.
Distinctive trees massed along
the corridors encourage a sense
of arrival especially when cou-
pled with a series of colorful
"trailblazer" signs identifying
streets, city districts and desti-
nation points.
The project challenged the de-
signers to create an adaptable
signage system that would ser-
vice both low-speed downtown
streets and higher-speed subur-
ban corridors as well as
interpret the image and charac-
ter of the State Capitol with its
surrounding districts.
