Dear Mr. Rozansky,
Enclosed is a complete package of the three tracts of land
presented to you for consideration for a City Park. on December
6, 1988.
The entire site contains approximatelY 59 acres, including
lots 1, 2, 9, 10, 11, 12 and 13 of Block "B" D. R. Mitchells
survey of the Levy Grant.
Tract 1 consists of 23 acres and includes lots 1, 2, and
10 and is priced at $30,000.00 per acre. It is located in
Seminole County and would need to be annexed into the City
of winter springs.
Tract #2 consists of approximately 10 acres. It is lot
9 of the Mitchell survey. It is also priced at $30,000.00
per acre and is located in Seminole County and would need
to be annexed into the City of winter Springs.
Tract #3 consists of 24 acres and consists of lots 11, 12,
13 of the Mitchell survey. This parcel is zoned commercial
and is already in the City limits of winter Springs. The
price is $33,000.00 ~er acre.

Lake Jessup lies north of the parcel.
Access to parcel is from SR 434 and an
unnamed north/south road. Average daily
traffic count (1987) was 17,20~vehicles
on SR 434. (DOT) Survey 1987.
SIZE:

angular in shape.
TOPOGRAPHY:
Parcel is high, dry, mostly blanton soils.
The orange grove on the property is in
poor shape, however does produce a small
income in juice oranges.

Winter springs P&Z staff has indicated
they would also "okay" a zoning change
to industrial/heavy commercial (C-2).
UTILITIES: Water main is approximately 1500 feet
from parcel. Sewer lift station is ap-
proximately 3900 feet away although a

duce the distance to approximately 1900
feet.
