Peter Cowell, City Planner, Re: Plan Review of Coventry Place CPH Job No.W0402.00
Dear Mr. Cowell: As requested, we h ve reviewed the drawings provided for the
project called "Coventry Place". We have reviewed the plans from an engineering
standpoint in accordance with the La d Development Code, Chapter 14. There are a
number of items that need to be addr ssed prior to approval of these plans by this
office.
Motion was made by Sam Smith and sec nded by Peter Cowell to approve with all
modifications. All aye. Respectful y submitted, Mary Wilson, Recording Secretary.

Attorney Jane Hayman also read the 1 tter from Conklin, Porter & Holmes-Engineers,
Inc. Terry M. Zaudtke, P.E., Vice-Pr sident, into the minutes:
.
1. The typical pavement section wou d need to show Type I asphalt in accordance
with Section 14-115.
2. An 8" soil cement base in accord nce with Section l4-ll4(a) , and a 75 PSI FBV
subbase in accordance with Secti n l4-ll4(c) (2) will be required.
3. A sidewalk is shown from the bac of the property to the shopping center. In
accordance with Section l4-ll9(a) , the sidewalk should be concrete rather than
the asphalt shown.
4. The plans show a sidewalk drain eneath the sidewalk mentioned in Item 3. No
pipe size is indicated. It appe rs that the majority of the runoff from the site
including the pavement area will drain through this pipe into pond #1. This
pipe should be sized and calculations submitted to justify the pipe size selection.
5. The stormwater inlet along Moss oad has an as-built invert elevation of 42.70
and a top as-built inlet of 46.50. The Engineer should take note of these as-
built elevations
6. The corrugated metal pipe shown from retention pond #5 inlet box to the City
inlet is shown as a 15" CMP. U der Code Section l4-l23(d)(2), asphalt coating
of such a pipe is required.

I have reviewing the plat for Fairway Oaks Unit 1, Lot
17 and 18 replat. At this time I would recommend that you review
the following matters:
1. Compare the dedication on the replat with the
original dedication for similarities;
2. Check the replat to assure that it meets the require-
ments of Chapter 177.091(17) which requires that "If the subdivi-
sion platted is a resubdivision or a part or the whole of a
previously reported subdivision, sufficient cause shall be shown
to the controlling lines appearing on the earlier plat to permit
an overlay to be made ";
3. Request a title certificate on the replat to assure
that all mortgages are noticed. Mortgages having a record interest
in the land subdivided shall be shown in the dedication or on a
separate instrument joining the dedication.
Also check your provisions in your ordinance concerning
platting requirements to assure that each requirement has been
met. If you have any further questions, please do not hesitate to
contact me.
