Re: Imara Request
Attached is a proposed lot split within a Planned Unit Development. This
is in violation of 14-3.1. However, the intent and purpose is to allow both
lots to be developed without construction crossing the property boundary.
The Developer has agreed to replat the two lots and show the realignment of
the property boundaries in accordance with what has been done to achieve
this purpose in other circumstances in the Highlands Planned Unit Development.
Staff has reviewed the split and can recommend the same. Presently Imara
is asking for only conceptual approval and upon being given the same, will
prepare the plat. The plat will be brought before the Commission at a
subsequent meeting.

Imara Corporation would like to be placed
on the agenda for June 24, 1985 in regards
to requestin~ a conceptual approval of
replating (2) lots in Fairway Oaks Sub-
division in Tuscawilla to make a buildable
lot for lot 18-unit 1. At present the
lot has a useable width of 37.5 which is
too small.
Attached is the new legal description
that will help to overcome the easement
problem of the main sewer line at the
right side of lot 18.

RE: INTERSECTION OF GREENBRIAR LANE AND NORTHERN WAY
Dear Mr. Rozansky:

Winter Springs Development Corporation requests the City Commi~sion of
Winter Springs reconsider its 6/10/85 decision modifying the final develop-
ment plan for Greenbriar Lane. Please place this item on the agenda and
schedule it for a hearing at the June 24, 1985, City Commission meeting.
As you know this road is already under construction; therefore, a hearing
at this meeting would be greatly appreciated.
We feel changing this intersection from one with turn lanes to a straight
"T" type intersection is not in the City's best interest. As I stated to
you in my June 11, 1985, letter:
"Winter Springs Development Corporation in the strongest possible
terms wishes to express that this change in design, especially at
this time, is a mistake! Northern Way is a loop road that is plan-
ned and designed to collect traffic from the single family areas on
the outside and from the more dense multifamily projects in the core
area. The original intersection design took into consideration the
impact of all future development in the area. We feel your staff
acted properly in requiring an intersection with additional lanes.
Therefore, we hereby place the City of Winter Springs on notice that
(1) traffic in the very near future will justify the origna1 design;
and (2), acceptance and compliance of this new order alleviates Winter
Springs Development Corporation from any requirements for improvements
to this intersection in the future.1I
