1. Call to Order:
Meeting called to order by Chairperson Hoffmann at 7:00 P.M.

2. Alterations to the Final Develooment Plan - (Section 20-359 of the Code of Ordinances)
Request of Sala. Inc. to reduce the density from 187 townhouses to 143 sine:le-familv
units located in Mt. Greenwood PUD. Tract 5 (north of Dolphin Road across from Mt.
Greenwood Unit 5.
Mr. LeBlanc reported that staff is recommending approval since all stipulations are being met.
He explained this is a reduction; pavement will be reduced .3 acres, ponds will stay the same, and
green and open space will increase by 2.7 acres.
The infrastructure has been in for about four or five years. Section 20-359 of the Code allows
the Planning and Zoning Board to have approval authority if you find this substantially consistent
with what has been previously approved.
Mr. Kerry Godwin of Boyer-Singleton, said he was also the original site engineer on this parcel.
One thing with this proposal is that we are reducing the number of units from one-hundred eighty-
seven (187) down to one-hundred forty-three (143), a reduction offorty-four (44) units. Along
with the reduction and improved area, we are also increasing the amount of open space by 2.7
acres, an increase of open space from 28 percent up to 41 percent.
Chairperson HotTmann asked Mr. Godwin if he understood that what they were asking for
would be the maximum? If there is another technical reason it would have to be reduced, it
would be less than that. Mr. Godwin said yes, that is correct.
Mr. LeBlanc answered Chairperson Hoffmann's concerns regarding parking, and said that there
will be forty-nine single-family units, all of which will have a garage and a parking space in the
driveway.

Mr. Stephens asked if the garages are located on the sides of the homes?
Mr. Hank Sabeti - 132 East Colonial Drive, Orlando, FL explained that the entrances into the
garages are located in the front. They hope to start the project by the end of the 1995 year.
Chairperson Hoffmann asked if this project will complete Mt. Greenwood?
Mr. LeBlanc said he believes it will.
Chairperson Hoffmann asked for any comments from the public.
An unidentified man claiming to be a Real Estate Broker, said he favored the project.
Mr. Fernandez moved that this be approved as being substantially consistent with the approved
final development plan. Seconded by Mr. Stephens. Vote: All aye; motion carried.
Mr. Lein asked if there is a schedule for the LDR's? Chairperson Hoffmann said that
according to Tom Grimms, it will be the first week of October. He could not get our
recommended changes to Mr. Goodrow in time for the meeting of August 20, 1995.
3. New Business - None submitted.
