Dear Madam Mayor:
We would like to document the pOtjit!on oi Fair:,.4Y 08ks .~n regard
to the Final Engineering ~d AppJ:Oyalqt ate.tnutRidg., . to be
discusssed at the July 9 Ci ~ cQUnci.. .... .1. ',. ....~rig. ;.1 spec.', if. iCal1t,. th. e
approval was granted at ~ ~5 . COUJ;lCi .eting ~ding
sat:is.f$Qtion of two contested !s~~:" th~."locat~on, and shape of
the retention pond on the Tuskawil1. c:x:"golf course .15thbole,
and the fence planned to separate Chestnut Ridge froaa our
neighborhood.
Richard Coniff, our Association President, spoke to Mr. .i1.
Mikus, owner of the golf course, subsequent. to the June 25
meeting. Mr. Mikus assured hill that his intention was to have
the retention pond in question re-~.i8ned and moved . into the
fairway and was surprised that the drawings did hot reflect this.
We feel this issue should not be considered satisfied until the
engineering drawings are officially submitted and revieWed by the
City, Mr. Mikus, and our Association, is this pond directly
borders our hemes.
, ,
The wooden stockade fence pianne4 is totally unacceptable to us.
We feel the developer should erect a brick wall along our common
border identical to the wall planned fOf Chestnut Ridge's
frontage on Northern Way and Greenbriar Lane. Our reasons are:
Oxbow Lane is a second.~ street just as Greenbriar Lane is.
The developer should provide ~ S81D8 for '. all street
borders.
The wooden fence planned is not particularly attractive at
the time of installation. As a few years peas" the wood
deteriorates and the pain~ or stain fad... Whoi. to
provide the maintenance on this fence?' ~ organization is
provided that is charged with this responsibility. A brick
wall requires no maintenance. . .
A stockade fence would negatively affect our home values,
especially as it deteriorates.
A wood fence would allow individual Chestnut Ridge residents
to replace fence sections with gates and use' our private
property to access their back yards for such things as
camper or boat storage, pool construction, etc. We would
have no control in this. -
The cost of this wall is minimal given the total cost. of
development. The developer is alrea4Y . erecting. 1,920, feei!. of
wall along Northern Way and Greenb. ri. ai. .L..... .... .Ai.. "all along
our common border would be appJ:9xu.,t8ly, 540 ~e."" long.. We
contacted a builder for a C08. et .est1U. ti. ,.. of.l.... brick wall., and
got an average of $30 per foot. ftde to",als . $16,200f or
$305 per lot. This i8 not INCh, coinpared to the C08l: of
grading, water/sewer, paving, etc. ,.'l'he .devel~r for
example, paid the golf course, 8125,000 ,for th8right to
build the re~ention ponda on the golf courae (plus pay for
the ponds).

In 1~84, when Imara corporation was planning condominiums on
this parcel, the City Council and Imara agreed that a brick
wall should be erected on the common property border. We
are only asking for a continuation of that stance.
One issue that was not included in discussion at the last COuncil
meeting was the provision to tie an existing open storm drain on
the Chestnut It1dge property to our drop inlet. The plans do show
enClos~ ,tol'la Fain!9! em thei~ prope~ty but do not specify the
