Seconded by WJRKSHOP Development of New Compreh~nsive Plan: Natural Features, Existing Development, and Commercial Potential Wi thin Three Geographically Distinct Areas: a. Central Civic Area North and South of SR 434 Between Gee Creek and Howell Branch. b. Area West of Gee Creek North of SR 419. c. Undeveloped Land East of Howell Branch North and South of SR 434. Discussion of Alternative Land Use Approaches: a. Traditional Zoning with Prescribed Uses. b. Flexible Zoning Based on Des~c;J;~rds and Performance Criteria. Koch stated that after the three meetings with neighborhoods in the southwest quadrant and the meeting with the School Board, she has enough input to review technical aspects of the collector road system and meet with the traffic consul tant and the City Engineer to gather information for the Board as to which of the various road options are the most feasible in that area. In the meantime, we will discuss the commercial corridors along SR 434 and SR 419. We have thoroughly analyzed the Tuscawilla development over the past u..o years. The only area of the Ci ty we have not yet focussed on is the northwest quadrant, the original townsite and the Highlands.
