BOARD MEMBERS: David Hopkins, Present Gene Donnan, Chainnan, Present John Torcaso, Present David McLeod, Present Michael Saporito, Vice-Chainnan, Absent CITY OFFICIALS: J. Koch, Dir .Adm. /Conq;>. Planning D. LeBlanc, Land Dev. Coordinator Continuation of Review of Tuscawilla Zoninq and Land Use Desiqnations: Mr. Rob Rosen, attorney for the developer, was present to hear the Board I s discussion. Donnan reviewed what was discussed at the previous w:>rkshop. He stated that the Board discussed the area in question, with general consensus that the land abutting the present commercial development be made into some kind of park in order to have a buffer between that and maybe a residential area. Also discussed was the land on the north side of the railroad track, land that is ncM designated as single-family and ap3.rtments. The Board also discussed the possibility of redesignating part of the land abutting SR 434 as Commercial. Donnan stated that the Board has not come to any decisions, they are just talking about the possibilities of what the Board thinks at this stage is best. LeBlanc reviewed the acreage of the property the Board discussed at the previous meeting. The Board discussed the possibility of commercial land use of the property abutting SR 434, and the tyPe of coounercial which could be at that location, wi th multi-family as transition to the single-family hanes south of the railroad. The Board discussed the property at the end of Winter Springs Boulevard that is ncM designated as ccmnercial land use. LeBlanc stated that there is ninety acres abutting this where there will be a ccmnercial center. He stated that there are plans for up to four story office buildings. He also mentioned a 185 foot rear setback from the project to the Winter Springs limit. He also stated that there is a plan to build a wall along Tuscawilla Units 7 and 13, six foot high with six foot high oak trees. Tim Johnson spoke against any commercial property in the Tuscawilla PUD. The Board discussed the possibility of residential land use for the property at the end of Winter Springs Boulevard. They determined that with the creek to the west and the expressway to the east, it is more likely to leave the area commercial land use. They also discussed setting the type of commercial that could go into that area which would be for the support of the residents of Tuscawllla. . Mr. Rosen asked that he be notified of any further workshops the Board plans so he can attend to hear the direction the Board is going. Dorman asked the Board if they agreed to a ten minute workshop for the next meeting, March 29, 1989, so they can review soil information for the property in question. The Board agreed.
