The pledge of allegiance was led by Andrew Montvai. ROIL CAlL Present: City Officials: Robert Dixon Joel Weiss Andrew Montvai Louise Poole Jerry Fusco Jacquel:ine Koch, City Planner Nlontvai stated he missed the last meeting of June 18, 1980 due to an emer- gency. Poole moved the minutes of June 18, 1980 be approved. Seconded by Weiss. Vote: All aye. Motion carTied. REQUEST OF WARREN \AJILLIAMS, NEWLA.NlX), INC., FOR WAIVER OF THE MAXD'IUM DEN- SITY ALLOWABIE FOR 'roWNHOUSES IN A PLANNED UNIT DEVELOPMENr (SEarION 44. 85 .4 ( 2) ), IN REGARD TO THE HIGHLANDS UNIT 2, TRACT C. Mr. Warren Williams was present and spoke for the request. He is an officer of Newlando, Inc., the corporation which owns Tract C. Mr. Williams reported plans were drawn up and designed for 100 units for Tract C. His architects feel the density is not too great for this tract. He stated that if garden apartments were built, they would take up more of the area than if the townhouses were built. Each townhouse will take up 943 square feet, and the garden apartments could be designed to take up more than that and still be :in compliance. 'Ihis is not his :intention. Fusco questioned the parking. Williams said there would be one assigned parking space per unit with remaining spaces unassigned, but with a min:imum two parking spaces per unit, total. The City Planner said she wanted assurance from Clark-Dietz that (1) the land will tolerate 2 extra buildings with regard to drainage design and re- tention areas and (2) that Moree Loop is adequate to handle the entire traf- fic flow from Tract C. 'll1ere will be a 24-30' easement :in the front. Fusco questioned the possi- bility of widening the road if it became necessary. Williams said there was enough property on either side if the homeowners decided to widen the street. There ",Jill be infornJation forthcoming in regard to the traffic flow. Montvai moved to approve IVJr. Williams request based on final eng:ineering plans for the drainage and traffic. Seconded by Dixon. Vote: All aye. Motion carried.
