CALL TO ORDER: Meeting called to order by Vice Chairman Parkhurst at 7:42 p.m.
APPROVAL OF MINUTES: Minutes of the October 27 meeting approved as submitted
FINAL DEVELOPMENT PIAN FOR WEDGEWOOD GOLF VILIAS, UNITS 2 & 3: Mr. Joseph Han-
ratty and Mr. Charles Trut made the presentation. They said there was no devia-
tion from the Preliminary Development Plan. They said one new model will be
added to Units 2 & 3, which is a variation of an existing floor plan. Mr.
Hanratty said all units in the new development will have a two-car garage. Mr.
True said the developer will cemply with all recommendations in the staff re-
view.
Mr. John Bennett, 92$ Wedgewood Drive North: What is the definition of 'em-street
parking? , If I have guests, must they park outside the development and walk to
I""" my house?
Mayer Piland. reminded the Board that the streets will be private and will be
owned and maintained by the Homeowners r Association.
Planner Rozansky went over the staff review.
A memorandum from Chairman Williams was read into the record. He requested that
the Board vote to hold a public hearing on the request prior to making a recom-
mendation to City Council.
Ceuncilman Sines expressed concern about the lack of an amenities package. He
said no other<revelopment in the Tuscawilla POD should be approved until Council
has seen and. approved an amenities package.
Mr. Nick Castellano: The POD Ordinance requires only that a certain percentage
ef the development be devoted to recreation; the ordinance doesn't specify what
must be put on the recreation land.
Vice Chairman JlIarkhurst asked if members of the audience wished to speak against
tlie request; no one did.

MarION: On a motion by Sal vagio, seconded by Newsome, the Board voted unani-
mously to recommend to the Council: (1) That the Council hold a public hearing
on the request, and. (2) that, in the event the Council does net hold a public
hearing, the request for approval of the Final Development JlIlan be approved
only upon cempliance by the developer with every recommendatien made in the
staff review, with special emphasis placed on actual cemmencement of some rec-
reational anemity, the completion of which corresponds to completion of the
development of the subject property.
