Hursh, Engineer L. Kozlov, City Engineer J. Koch, Dir. Adm. /Comprehensive Plarming R. Raeder, Building Inspector J. Govoruhk, Police Chief D. LeBlanc, Land Developnent Coordinator W. Dittmer, OWner Dittmer Aluminum Dittmer Extension: Koch questioned if the developer had requested a variance to have a grass and mulch parking lot. She stated that the Code states that parking lots are to be gravel or hard surface. Di ttmer stated that he hadn't, he said he was not aware of this. H:e stated that if that is what it takes then he would put a gravel parking lot. Koch also asked if this parking lot will be used to get the trucks off of the right-of-way. Dittmer stated that yes, this will be used for employee parking. He also stated that it will also be used for the trailers and equipnent. Kozlov stated that if there is a change in the make-up of the parking area there may be a need for a reconfiguration as this will affect the drainage. He stated that gravel may increase the run-off. Koch asked if there w::>uld be a traffic pattern. Dittmer stated that there w::>uld not be any. He stated that the trucks are on the road most of the time. He stated that he w::>uld like to keep most of the trees, he would like this to be a virtual park, he stated that he w::>uld like to leave the area as close to natural as possible. It was determined that the trucks and equipnent would be parked in the rear of the building, and the employee parking will be in the front. Dittmer stated that the whole parking area would be fenced and secure. There was a question on handi -capp parking. It was determined that this project is an extension of the existing building and there is handi -caPPed parking at the existing building. Koch asked if the developer had a drawing of the new building. Di ttmer stated that he didn't have one with him. He stated that it will be a metal building the same as the existing building. Koch stated that the Staff will need to review the architecture. Di ttmer stated that he would sul::mi t to the Staff the drawing . Di ttmer stated that he does not have a landscaping plan but it w::>uld be similar to the landscaping at the existing building, he stated that he would give this in writing. Raeder asked if the tw::> buildings w::>uld be physically tied together. Di ttmer stated that it w::>uld be a canopy with a walk way/breeze way. Raeder asked about the utili ties. Di ttmer stated that there is presently a power pole and planned to work off of it. LeBlanc asked the Staff if there was any objection on overhead power. There was not objection to the overhead power and Section 14-63 of the Code is waived. Raeder asked if there would be any painting going on in the new building. Di ttmer stated no, the new building w::>uld be used basically for a warehouse and fabrication. Holzman stated it was his understanding there w::>uld be afire hydrant across the street. Dittmer stated yes. LeBlanc stated that if acceptable by Staff under these conditions the project will be accepted: 1. Gravel parking area, the City Engineer will check to see if this will affect the drainage in any way. 2. Park commercial vehicles in the rear. 3. Subni t a letter stating the landscaping will be similar to the landscaping at the existing building and also sul:mi t an elevation. 4. Record a 10 foot easement giving it to the City. Dittmer agreed. LeBlanc stated with these condition does the Staff agree? Holzman moved to accept the project with the preceding conditions. Seconded by Kozlov. Vote: All aye.
