SITE PLAN REVIElrJ BOARD
July 21, 1987
PRESENT WERE:

Si te Plan for Seminole Pines Sales Center:
LeBlanc stated. that the City Engineer has approved the engineering on July 17,
1987.
Koch stated that this is not a temporary center. This has been approved for a
sales center, and the only thing that is temporary are the models that will be
set up. She also stated. that the hanes need to be moved fran the right-of-way
or the owner NJuld need to get approval fran the City Camrlssion to set up the
models in the right-of-way.
Reynolds stated. that the owner is J1KWing the models so as not to set them up in
the right-of-way. Koch asked what is the set back. Reynolds stated. that it is
25 feet fran the existing right-of~.
Koch asked about the landscaping. It was determined that the owner put
landscaping to the height of the skirting of the models.
LeBlanc stated. if for any reason the models need to be moved, the owner NJuld
have 15 days fran the time of notice to move the model.
LeBlanc stated. that the Staff NJuld need a revised Si te Plan to show the
placement of the models, and the landscaping on the front and side of the
models.
Smith moved to approve the Site Plan contingent upon the revised Site Plan
showing the above mentioned. Seconded. by Dallas. Vote: All aye.

Site Plan for Joe Hanratty OfficejWarehouse - Proposed 54,140 sq. ft. Building:
Dallas stated that there is a sprinkler ordinance, an:i this needs to be
addressed .
Dwyer stated that they intend to put a sprinkler system in. Kozlov stated that
he would need to know how the sprinkler system is tapped into the water main,
this would be a revision on the engineerirg drawirg.
Govoruhk stated that a stop sign an:i stop bar is needed at the enterance at
State Road 434.
Kozlov stated that the developer would need a permit fran DOT to discharge the
overflCM of the stoI'Dl'Ster fran poDi "A", an:i a permit for the driveway cut.
LeBlanc stated that the developer would need a permit fran Seminole County for
the septic tank, an:i also stated that these permits would need to be acquired
before arry buildirg permits could be issued.
Smi th asked about the lightirg plan. Dwyer stated that he couldn I t answer that
question at this time but would get back to the Staff with the answer.
Koch asked about the construction of the buildings. Dwyer stated that the
buildings would be concrete block buildings.
Koch also asked about the landscaping. She stated that the lan:i to the west of
the development is zoned R-U, and may be an entrance to a residential
developnent. Dwyer stated that the developer would put a scattered variety
type of landscapirg on the western side of the project. Koch stated that the
Ci ty Code requires that an irrigation system be put in for maintenance of the
landscapirg; this does not need to be an expensive irrigation system, but would
need outside spigots for waterirg the landscapirg.
Koch asked about sidewalks. Cruz stated that there is pavement up to the
buildirg an:i there will be wheel stops at the parkirg spaces.
LeBlanc stated that the Staff will need a revised set of engineerirg plans to
show the tap into the water main for the sprinkler system an:i lightirg plan,
an:i back flCM preventor. The revised plans also need to shcM the stop sign an:i
stop bar at the enterance, an:i the landscapirg on the west side of the project
and these plans should also note how the landscaping will be watered.
There was discussion on what type of activity would be operating at the
developaent. Dwyer stated that there will be offices in the front and in the
back there would be storage for the business I inventory. He stated that the
back area is an open bay and is not designed for manufacturing.
It was discussed that the developer might put into the lease agreement that no
manufacturing is done on the premises.
There was also discussion on the widening of State Road 434. Dwyer stated that
they are aware of this.
Smith moved to approve the project subject to the revised plan showing the
sprinkler system, lighting plan, stop sign an:i stop bar, an:i show the
landscaping on the western side of the project. Seconded by Govoruhk. Vote:
All aye.
