SITE PLAN REVIEW BOARD
MINUTES
Friday, March 8, 1985
The Site Plan Review Board convened at 9:00 a.m. to consider the
site plan for the amenties package of the Seminole Pines Mobile Home Park.
PRESENT:
City Manager, Richard Rozansky
Department Heads: Sam Smith, Chuck Hassler, John Govoruhk, Chuck Holzman
and Peter Cowell
Developers: Jim Whitley, Harry Reynolds, and David Healey
SEMINOLE PINES MOBILE HOME PARK
The list of criteria for changes is as follows:
1. The parking areas will be buffered with a 3' to 4' shrub or bush to be
maintained in good condition.
2. There will be a side walk in front of the building 4' in width.
3. Additional trees will be added to the site with a 3' caliper base and a
minimum of 15' in height interspaced at a distance of 20' apart.
4. The entrance to the pool will be changed to the front of the building
to allow better access for emergency vehicles.
5. There will be lighting for the road, parking and pool areas consistant
with the park lighting fixtures on 35' concrete polls with utilities to
be run under ground.
6. A total of 32 spaces has been deemed adaquate for parking, however, one
space needs to be designed for handicapped parking with a ramp.
7. The present hydrant shown as existing will need to be installed.
8. Trash maintenance will be in canisters and picked up by the park. (This
should be covered in the DCCR's)
9. The 21' topographic line also needs to be indicated as no permanent
construction will be developed past the 22' depth.
10. A sign will be developed for the road and a rules chart for the pool.
11. The developer will provide a DCCR to establish rules, regulations, fees,
maintenance, liability and responsibility as the project will be owned
by the developer.
12. The project engineer will correct the basin to be relocated at its present
depth north of the present site.
13. The project engineer will also provide drainage calculations as soon as
possible to the City Engineer.
14. The internal clubhouse needs to be reversed to allow the restroom to be
poolside.
15. The shed for the pump and pool supplies needs to be relocated as it is
presently in front of a sliding glass door.
16. A cross section of side walk, street, and curb needs to be shown.
17. An external shower needs to be established near the pool.
