HomeMy WebLinkAbout1984 12 06 Site Plan Review Board Meeting Minutes SITE PLAN REVIEW BOARD MINUTES Thursday, December 6, 1984 The Site Plan Review Board convened at 10:00 a.m. PRESENT: Department Heads: Peter Cowell, Chuck Holzman, Chuck Hassler, and Doug Taylor for WSWS Developer: Dick Hillebrand, along with J. R. Ball, Civil Engineer; Ken McIntosh, Attorney; Harvey Jacoby, Architect; and Bill Wilson ASHLEY SQUARE After examination of the issues through out the project, it was approved unanimbusly with the following conditions: 1. Two additional hydrants will be added to the site at points prescribed in the drawing. 2. A berm and wall will be maintained at 6 feet along Lake Talmo Drive. 3. A 2 inch pipe will be used for sanitary water throughout the project unless other wise indicated. 4. A flow test will be required to insure 60 lbs. pressure on the line. The Fire Department will assist with the test, coordination will be between the Building Official and the Fire Marshal. 5. The DER and the St. Johns Water Management District will have to approve the drainage of storm water into Lake Talmo. 6. An electrical schematic will have to be shown to the Building Official upon his return. All of these issues are predicated upon the project being able to be brought on line for capacity for sewage disposal and the ability to take back the effluent. To this extent it will be a decision of the City Commission and the City Manager and Attorney to settle this agreement. Presently as no CO's can be pulled for building, Mr. Jacoby wanted to know if he could begin to clear the land. As the Building Department was not present this issue would be taken up with the City Manager. Presently the pond proposed by the developer will go before the City Commission for public hearing on December 11, 1984 and the Board of Adjustment on January 3, 1985. The developer was assured of receiving any assistance the City could give.
