(1). The applicant shall submit six (6) copies of the site
plan revised, expanded, corrected and supplemented to
provide the additional information required to complete
the Board's review/sign off on compliance with City Code
44.23.6 (current status of compliance identified, refer
listing: Staff Report, Planning Dept. Work Order/Date:

Information, Framework of Analysis, attached), and to
include but not necessarily be limited to the fol~owing:
.(2). The applicant shall provide by notation on the plan the
legal description of the subject property, and;
(3) .
The applicant shall clarify by notation/depiction on the
plan, to the satisfaction of the City Planner, the exist-
ing lots/parcels of record, and differentiate/designate
zoning boundaries from lot/parcel boundaries where they
may not coincide, and;

(5). Pursuant to design Sec. 14-84 the applicant shall compile
and submit for review/approval of the Board a traffic
impact analysis,attached to and substantiating, additional
and supplementary plans of the applicant for improve-
ments to adjacent and off site thoroughfares (regardless
of their political jurisdiction) as they may be impacted
by the development as it is finally proposed, and;
(6). The applicant shall resolve the discrepancy in the
depiction of right of way width and cross section, and
yard setback along Nursery Rd., and;
(7). The applicant shall show for clarification the depiction
of the Talmo St. right of way including the relationship
of current uses and street intersections adjacent/across
from the property in question, and;

(8). The applicant shall provide pre-post drainage calcula-
tions to the satisfaction of the City Engineer/Public
Works Director, such other conditions as may arise from
further review by the Board of the information required

Dear Sir:
At its meeting of 5 April 84, the Site Plan Review Board (SPRB) reviewed
and approved the development proposed (identified) subject to conditions
remaining to be met by the applicant (identified, refer: minutes of meeting
with attachments, attached). Staff reports contained in the materials attached
itemize, with commentary, the points that remain to be addressed, to meet the
conditions of approval. No permits to build will be considered until the
additional plan submissions required (specified) to document compliance with
all of the conditions of approval have met with the approval of the Board.
I hope you will find the staff reports of assistance as 1. they outline
the entire procedure of the Board., and 2. they constitute a virtual check
list, with references, on the items remaining to be satisfactorily addressed
by the site plan. Please address any questions you may have to this office.
