BOM~D OF ADJUSTMENT
CITY OF WINTER SPRINGS
JUNE 2, 1977
The meeting of the Board of Adjustment was called to order by Chairman Larry
Pellerin. The pledge of allegiance to the flag was led by Mrs. Carrie Weaver.

Motion was made by Carrie Weaver to accept the minutes of the last meeting.
Seconded by William Daucher. Motion carried.
Chairman Pellerin adjourned the regular meeting and opened the public hearing
for a variance to Chapter 14, Subdivision Sec. 14-3 Sale of Non-platted lots.
The legal description of the property is Lot 5, Block E, North Orlando Ranches
Section One, PB 12/3, Seminole County, Florida. Mr. Barney Everett, 825 Hawkes
Avenue, Orlando, Florida requested this variance. He was present to speak for
the variance.
Mrs. Helzer, 320 Bahama Road, asked the dimensions of the lot. Chairman Pellerin
answered there is 350 ft. frontage; the lot runs north and south, 698.58 ft. in
depth; 365.39 on back side, 593.64 right leg, total 5.191 acres. Mrs. Helzer asked
if the property is divided, can it be sold again. Chairman Pellerin answered if the
board rules they will grant the variance, then it will be divided equally into two
even parts and after that they will be two separate lots. Then they can be sold
individually but they cannot be subdivided again. Mrs. Helzer said she would have
no objection of this division if she had assurance that it would not be divided
again. Mr. Pellerin said it could not be subdivided again because then it would come
under subdivision regulations.
Mr. Wm. Daucher asked what is the intent of these lots after they are divided and
Mr. Everett answered to build single family dwellings. Wayne Miller questioned the
right-of--way and Mr. Pellerin said the only street they have access to is Panama
Road. Mr. Miller had no objection.
Chairman Pellerin closed the public hearing and reconvened the regular meeting.
Motion was made by William Daucher that we grant the variance to Mr. Everett to
divide the lot. Seconded by Carrie Weaver. Motion carried. The property is split
equally in half, both lots will be of equal size and Mr. Everett is to turn in
dimensions to the City Clerk to be on file.
Chairman Pellerin asked the Board members to review page 998 of the City Code, Comm-
ercial vehicles defined as there are problems in this area in the City.
There was a discussion of a possible request by Mr. Booth to have a flea market,
vegetable stand next to the Sky King Youth Ranch. Mr. Booth was not present, no
action was taken.
Hotion was made by Carrie Weaver to adjourn. Seconded by William Daucher.
