REQUEST: Land Management Department presents for informational purposes the
conceptual plan for the AMOCO facilities.
PURPOSE: The purpose of this Board item is to inform the Commission of the proposed
plans to develop that property located at the intersection of Hayes Road and SR
434 (SW corner).
CONSIDERA TION:
This item is being presented to the Commission for informational purposes. The
plans are in the conceptual phase only and are not construed to meed Code
requirements at this time, This procedure allows the developer to receive input
from the Commission and the Staff prior to commencing formal engineering.
This particular plan is to develop that property at the intersection of Hayes Road
and SR 434 within AMOCO facility (mini-mart and full-service car wash).

November 20, 1996 - Land Development Coordinator Memo to City Manager
and Staff (omitted from this memo was the discussion on the requirement for a
six (6) foot masonry wall along the rear property line, next to Hacienda Village).

Amoco Mini-Mart
The above referenced pre-application meeting was held on November 20, 1996, Representing the
project were 1. Hodgkinson, M, Mikhail ~nd L. Mikhail. Staff members present were Grimms,
Houck, Jenkins, Lallathin, LeBlanc and Lockcuff
This project is for a mini-mart and a rull-service car wash to be located at the intersection,of
SR 434 and Hayes Road (SW corner).
Comments offered by Staffwere:
1) FDOT is the permitting agency for the road cuts on SR 434
2) Handicap parking areas have tQ...be van accessible
3) Buildings greater than 3,500 sq, ft, have to be sprinkled
4) The project has to be in compliance with the SR 434 Corridor Study
5) The excess water from the car wash will be used for irrigation
6) Engineering concerns were briefly discussed and the Engineer of Record will meet with
the City Engineer for further discussion
7) The Engineer of Record will meet with the Utility Director for further discussion
8) Fire hydrants
9) Impact fees and water and sewer connection fees apply
This conceptual plan will be presented to the Commission for their review on December 9, 1996.
