A RESOLUTION OF THE CITY OF WINTER SPRINGS,
FLORIDA, PROVIDING FOR THE DIVISION OF TWO (2)
ORIGINALLY PLATTED LOTS HEREINAFTER DESCRIBED, ONCE
INTO NO MORE THAN THREE ( 3 ) PARCELS OR LOTS,
PURSUANT TO SECTION 9-3 OF THE WINTER SPRINGS CODE
OF ORDINANCES ENTITLED "DIVIDING PLATTED PROPERTY",
CONFLICTS AND EFFECTIVE DATE.
WHEREAS, Section 9-3 of the City Code of Winter Springs,
Florida, allows an owner of a lot of sufficient size, except in an approved
PlfulDea Unit Development platted area, with the prior approval of the City
CorrrrUssion, to divide an originally platted lot once, into no more than two
(2) parcels or lots, provided that each parcel or lot shall In every
respect meet the criteria established elsewhere in this Code for the
category or zoning under which the property is zoned; and
WHEREAS, the applicant, J.R. Hattaway, has made application to
the City Commission for the following property to be divided pursuant to
Section 9-3:
Lots 17 and 18, Block "A", North Orlando Ranches
Section 2, Plat Book 12, Page 12, or the public
Records of Serrdnole County, Florida.
WHEREAS, the City CorrrrUssion was infonned that:
1. The owner was seeking such division of the property of
sufficient size;
2. The property in question 1S not contained 1n an approved
Planned Unit Development platted area;
3. The platted lots to be divided had not been previously
divided pursuant to Section 9-3;
4. The platted lots to be divided shall be divided into no
more than three (3) parcels or lots, and that each parcel or lot shall 1n
every respect meet the established criteria contained in the category of
zoning under which the property is zoned.
NCW, THEREFORE, BE IT RESOLVED BY THE CITY OF
WINTER SPRINGS, FLORIDA, AS FOLLOWS;

SECTION I - That the division of the originally platted
property is approved in accordance with Section 9-3 as follows:

a) The following property, owned by J.R. Hattaway, is to be
divided into no more than three (3) parcels or lots.
Lots 17 and 18, Block "A", North Orlando Ranches
Section 2, Plat Book 12, Page 12, of the Public
Records of Seminole County, Florida.
b)The three (3) lots or parcels to be described as follows
Lot 17 (western portion of Lot 17), Lot 17-A
(eastern portion of Lot 17 and western portion of
Lot 18) and Lot 18 (remainder of Lot 18), Block
"A", North Orlando Ranches Section 2, Plat Book 12,
Page 12, of the Public Records of Seminole County,
Florida; and further described in Exhibits "A", "B"
and "c" of this document.
SECTION II- this Resolution shall remain in effect until
supplemented, amended, repealed or otherwise altered.
SECTION II - This Resolution shall remaln ln effect until

conflict with this resolution are hereby repealed.
SECTION IV - This Resolution shall take immediate
effect upon its passage and approval.

Re: Agenda Item, Proposed Resolution for Lot Split
Mr. J.R. Hattaway has made application to split two (2) lots into
three (3) lots. The lots are located on Coral Way and the zoning
for this area is R-1A. This zoning category requires a minimum lot
size of 8,000 sq. ft.
The City Clerk has given the Commission the proposed resolution in
the package that she prepares for them.
This request, if approved by the Commission, meets all zoning
requirements.
