RESOLUTION NO. 223
WHEREAS, Section 14-3.1 of the City Code of the
City of Winter Springs, Florida, allows an owner of a lot
of sufficient size, except in an approved Planned Unit Devel-
opment platted area, with the prior approval of the City
Council, to divide an originally platted lot once into no
more than two (2) parcels or lots provided that each parcel
or lot shall in every respect meet the criteria established
elsewhere in this Code for the category of zoning under which
the property is zoned; and,
WHEREAS, BERTRAM F. GOULD appeared before this
City Council for the City of Winter Springs, Florida, and
requested that the following property be divided pursuant
to Section 14-3.1:
LOT 4, BLOCK "C", NORTH
ORLANDO RANCHES, SECTION
I, as recorded in Plat
Book 12, Page 3, of the
Public Records of Seminole
County, Florida.
The remaining lots to be described as:
LOTS 4(A) and 4(B), BLOCK
"C", NORTH ORLANDO RANCHES,
SECTION I, as recorded in
Plat Book 12, Page 3, of
the Public Records of
Seminole County, Florida,
as per attached drawings.
WHEREAS, the City Council was informed that:
1. The owner was seeking such division
of the property.
2. The property in question is not
contained in an approved Planned Unit
Development platted area.
3. The platted lot to be divided has not
been previously divided pursuant to
Section 14-3.1.
4. The platted lot to be divided will be
divided into no more than two (2) parcels
or lots and the remaining parcels or
lots meet in every respect the establish-
ed criteria contained in the category
of zoning under which the property is
zoned.
NOW, THEREFORE, BE IT RESOLVED, that the City
Council of the City of Winter Springs, Florida, hereby:
1. Approves the dividing of platted property
in accordance with Section 14-3.1 as follows:
a. The following property, owned by SUSAN
HEATON, is to be divided:
LOT 4, BLOCK "C", NORTH
ORLANDO RANCHES, SECTION I,
as recorded in Plat Book 12,
Page 3, of the Public Records
of Seminole County, Florida.
b. The remaining parcels or lots will be
described as follows:
LOTS 4(A) and 4(B), BLOCK
"C", NORTH ORLANDO RANCHES,
SECTION I, as recorded in
Plat Book 12, Page 3, of the
Public Records of Seminole
County, Florida, as per
attached drawing.
2. Requires the applicant to pay any and
all costs incurred by the City in approving
this division of platted property.
