RESOLUTION NO. 217
WHEREAS, Section 14-3.1 of the City Code of the
City of Winter Springs, Florida, allows an owner of a lot
of sufficient size, except in an approved Planned Unit Develop-
ment platted area, with the prior approval of the City Council,
to divide an originally platted lot once into no more than
two (2) parcels or lots provided that each parcel or lot
shall in every respect meet the criteria established elsewhere
in this Code for the category of zoning under which the
property is zoned; and,
WHEREAS, JAMES E. KELLEY appeared before
this City Council for the City of Winter Springs, Florida,
and requested that the following property be divided pursuant
to Section 14-3.1:
Lot 1, Block "J", North Orlando Ranches,
Section 2.A., recorded in Plat Book 12,
Pages 39, 40, 41 of the Public Records of
Seminole County, Florida.
The remaining lots to be described as:
Lot 1A (see attached survey). The West
100 feet of Lot 1, Block "J", North
Orlando Ranches, Section 2.A.
Lot 1B (see attached survey). Lot 1 -
less the West 100 feet thereof of Block
"J", North Orlando Ranches, Section 2.A.
WHEREAS, the City Council was informed that:
1. The owner was seeking such division
of the property.
2. The property in question is not
contained in an approved Planned Unit Develop-
ment platted area.
3. The platted lot to be divided has not
been previously divided pursuant to Section
14-3.1.
4. The platted lot to be divided will be
divided into no more than two (2) parcels
or lots and the remaining parcels or lots
meet in every respect the established criteria
contained in the category of zoning under
which the property is zoned.
NOW, THEREFORE, BE IT RESOLVED, that the City
Council of the City of Winter Springs, Florida, hereby:
1. Approves the dividing of platted property
in accordance with Section 14-3.1 as follows:
a. The following property, owned by JAMES E.
KELLEY, is to be divided:
Lot 1, Block "J", North Orlando Ranches,
Section 2.A., as recorded in Plat Book
12, Pages 39, 40, 41, of the Public Records
of Seminole County, Florida.
b. The remaining parcels or lots will be
described as follows:
Lots 1A and 1B per attached survey.
1A - West 100 feet
1B - Lot 1 less West 100 feet
2. Requires the applicant to pay any and
all costs incurred by the City in approving
this division of platted property.
PASSED AND ADOPTED this 27th day of June, 1978.
