AN ORDINANCE OF THE CITY OF WINTER SPRINGS, FLORIDA,
AMENDING THE COMPREHENSIVE PLAN IN ACCORDANCE WITH
FLORIDA STATUTE 163.3187; PROVIDING FOR THE RECLASSIFICATION
OF PROPERTY TO COMMERCIAL ON THE ADOPTED, LAND USE
MAP; PROVIDING FOR THE REZONING OF THE PROPERTY TO
C-1 ON THE OFFICIAL ZONING MAP; SEVERABILITY, CONFLICTS,
AND EFFECTIVE DATE.
WHEREAS, the owner of the property described below, Madeline M.
Luttrell, has petitioned the City of Winter Springs, Florida, to reclassify the
land use of the property to Light Industrial and to rezone the property to C-1
Neighborhood Commercial:
Part of Lot 1, Joe E. Johnston's Survey, Deed Book 147,
Page 221, more narticularly described as: Beginning
264.03 ft. S 220 15" E of NW corner of Lot 1, run S 220
15" E 198.97 ft. N 510 15' E 291.3 ft. N 380 45' W 200 ft.
S 510 17' 18" W to beginning. Public Records of Seminole County.
WHEREAS, the City of Winter Springs, Florida, has considered the

assignment of the Commercial land use classification for the said property on

the Land Use Map of the City in accordance with Florida Statute
163.3187 and has determined that the reclassification of the property on the
Land Use Map to Commercial is consistent with the Comprehensive Plan of the
City of Winter Springs, Florida; and
WHEREAS, the City Commission has determined that the rezoning of the
property to C-1 Neighborhood Commercial on the Official Zoning Map is in the
interest of the City of Winter Springs, Florida.
NOW THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION
OF THE CITY OF WINTER SPRINGS, FLORIDA, THAT:
SECTION I - The Comprehensive Plan of the City of Winter Springs,
Florida, is hereby amended to reclassify the property described below to
Commercial on the Adopted Land Use Map:
Part of Lot 1, Joe E. Johnston's Survey, Deed Book 147,
Page 221, more garticularly described as: Beginning 0
264.03 ft. S 22 15" E of NW corner of Lot 1, run S 22
15" E 198.97 ft. N 510 15' E 291.3 ft. N 380 45' W 200 ft.
S 510 17' 18" W to beginning. Public Records of Seminole County.
SECTION II - The property is hereby rezoned to C-1 Neighborhood
Commercial and shall be so specified on the Official Zoning Map of the City.
SECTION III - If any section or portion of this Ordinance proves to
be invalid, unlawful or unconstitutional, it shall not be held to invalidate
or impair the validity, force or effect of any other section or portion of a
section or sub-section or part of this Ordinance.

SECTION IV - All Ordinances or parts of Ordinances in conflict
herewith are hereby repealed.
SECTION V - This Ordinance shall take effect immediately upon its
final passage and adoption.
