ORDINANCE NO. 192
AN ORDINANCE OF THE CITY OF WINTER SPRINGS,
FLORIDA, REZONING THE HEREINAFTER DESCRIBED
LANDS LOCATED WITHIN THE MUNICIPAL LIMITS OF
THE CITY OF WINTER SPRINGS, SEMINOLE COUNTY,
FLORIDA, FROM THE PRESENT ZONING CLASSIFICATION
OF R-CI TO R-1AA , PURSUANT TO CHAPTER 166.041
OF THE FLORIDA STATUTES; PROVIDING FOR THE
AMENDMENT OF THE OFFICIAL ZONING MAP AND THE
CITY'S COMPREHENSIVE PLAN; SEVERABILITY; CONFLICTS
AND EFFECTIVE DATE.
WHEREAS, there has been application to the City of
Winter Springs, Florida, to rezone the following described real property
situate in Winter Springs, Florida, which was authorized by the owner
of said property, from the present zoning classification of R-CI to
R-lAA , to-wit:
From the Southeast corner of North Orlando
Ranches, Sec. 1, as recorded in Plat Book
12, page 3, Public Records of Seminole County,
Florida, run N. 07o11'37" W. along the East
line of said North Orlando Ranches Sec. 1 a
distance of 133.90 feet to intersect with the
Southerly line of 175 feet wide Florida Power
Corporation Easement Area "G", as recorded in
O.R. Book 353, page 54, Public Records of Semi-
nole County, Florida; thence S. 79o39'35" East
along said Easement line 140.35 feet to its
intersection with the West line of 175 feet
wide Florida Power Corporation Easement Area "H"
as recorded in O.R. Book 353, page 54, of the
said public records for the POINT OF BEGINNING;
run thence N. 00o45'26" W. along a Northerly
projection of the West line of Easement Area
"H" a distance of 152.85 feet to the Northerly
line of said Easement Area "G"; thence S. 79o39'35"
E. 178.34 feet along the Northerly line of
Easement Area "G" to intersect with a Northerly
projection of the East line of aforesaid Easement
Area "H"; thence S 00o45'26" E. 25.48 feet along
said projection of the East line of Easement Area
"H" to its intersection with the Northerly line of
the 100 feet wide Florida Power Corporation Easement
as recorded in O.R. Book 193, page 270, Public
Records of Seminole County; thence S 79o39'35" E.
along the Northerly line of said 100 feet wide
Florida Power Corporation Easement 345.20 feet to
an angle point; thence S. 65o04'35" E. along said
100 feet wide Easement line 251.90 feet to its
intersection with the East boundary line of the
Cameron-Brown Investment Group property as recorded
in O.R. Book 1124, page 1762, Public Records of
Seminole County, Florida; thence S. 01027'55" W.
along said East boundary line 566.36 feet; thence
S. 89o14'34" W. 718.81 feet to the West line of
said 175 feet wide Florida Power Corporation Ease-
ment Area "H"; thence N. 00o45' 26" W 648.50 feet
along said West line of Easement Area "H" to the
POINT OF BEGINNING. Containing therein 11.7500
acreas, more or less. Being a part of lots 111 and
119, Block D, D. R. MITCHELL'S SURVEY OF THE MOSES
E. LEVY GRANT, as recorded in Plat Book 1, page 5,
Public Records of Seminole County, Florida.

WHEREAS, the City Council for the City of Winter
Springs, Florida, has determined that said requested zoning classi-
fication is in conformity with the present zoning classifications of
other properties in the same immediate area and in conformity with the
Winter Springs Comprehensive Plan; and
WHEREAS, the City has determined that it would be in
the best interests of the City of Winter Springs, Florida, to grant
said rezoning application.
NOW, THEREFORE, THE CITY OF WINTER SPRINGS,
FLORIDA, HEREBY ORDAINS:
SECTION I - That the City of Winter Springs, does
herewith and hereby rezone from its present zoning classification of
R- CI to R-l, the following described real property:
From the Southeast corner of North Orlando
Ranches, Sec. 1, as recorded in Plat Book
12, page 3, Public Records of Seminole County,
Florida, run N. 07o11'37" W. along the East
line of said North Orlando Ranches Sec. 1 a
distance of 133.90 feet to intersect with the
Southerly line of 175 feet wide Florida Power
Corporation Easement Area "G", as recorded in
O.R. Book 353, page 54, Public Records of Semi-
nole County, Florida; thence S. 79o39'35" East
along said Easement line 140.35 feet to its
intersection with the West line of 175 feet
wide Florida Power Corporation Easement Area "H"
as recorded in O.R. Book 353, page 54, of the
said public records for the POINT OF BEGINNING;

SECTION II - That the City Council for the City of
Winter Springs, Florida, has determined that the zoning classification
R-lAA would be compatible with the surrounding property within the
City and with the City's Comprehensive Plan and with the passage of
this Ordinance, the City Council does hereby amend the Official Zoning
Map of the municipal limits of the City of Winter Springs, Florida, to
include the subject property within the above described zoning classi-
fication.
SECTION III - If any section or portion of this Ordinance
proves to be invalid, unlawful or unconstitutional, it shall not be
held to invalidate or impair the validity, force or effect of any other
section or portion of a section or subsection or part of this Ordinance.
SECTION IV - This ordinance shall take effect immediately
upon its final passage and adoption.

NOTICE IS HEREBY GIVEN by the City Council of the City
of Winter Springs, Florida, that said City Council will hold a public
hearing at the City of Winter Springs Community Building, on Tuesday,
May 15, 1979, at 7: 30 p.m., or as soon thereafter as possible, to
consider an Ordinance entitled as follows:

office of the City Clerk of the City of Winter Springs, Florida, for
all persons desiring to examine same.
All persons interested are invited to attend and
be heard.
THIS NOTICE shall be published in the Sanford Evening
Herald, a newspaper of general circulation in the City, one (1) time
at least seven (7)
days prior to the time of the public hearing.
