ORDINANCE NO. 152
AN ORDINANCE OF THE CITY OF WINTER SPRINGS,
FLORIDA, REZONING CERTAIN LANDS THEREIN AS
HEREIN DEFINED FROM RU TO RC1; CONFLICTS,
SEVERABILITY AND EFFECTIVE DATE.
WHEREAS, the following described properties are located
within the City of Winter Springs, Florida, and are currently
in a zoning classification as set out beside each parcel:
Beginning at the Southeast corner of North Orlando
Ranches Sec. 1, as recorded in Plat Book 12,
Page 3, Public Records of Seminole County, Florida,
Run N 07o11'37" W along the East line of said
North Orlando Ranches Sec. 1, and the Easterly
right-of-way line of Shore Road, 133.90 feet
to the Southerly line of a Florida Power Corp.
easement recorded in O.R. Book 353, Page 54, Pub-
lic Records of Seminole County, Florida. Run
thence S 79o39'35" E along said Southerly line,
229.52 feet to the center line of a Florida Power
Corp. easement recorded in O.R. Book 353, Page

WHEREAS, the City Council of Winter Springs, Florida,
deems it to be in the best public interest of the citizens of
Winter Springs, Florida, and in order to promote the general
welfare of the citizens of Winter Springs, Florida, to rezone
the above parcel of real property to the zoning classification
of RCl, and
NOW, THEREFORE, be it ordained by the City of Winter
Springs, Florida,

1. That the City Council, in order to promote the
general welfare of the citizens of Winter Springs, Florida, and
to establish the highest and best use of real property within
the City of Winter Springs, Florida, does hereby rezone the
following described parcels of real property which are located
within Winter Springs, Florida, from their present zoning
classification to a zoning classification of RCl.
Beginning at the Southeast corner of North Orlando

2. That after the passage of this Ordinance, the
Zoning Administration is directed to officially change the
zoning map of the City indicating thereon the Ordinance number
and date of final passage, rezoning the above described real
property.
3. Conflicts. This Ordinance shall not be construed
to have the effect of repealing any existing Ordinances con-
cerning the subject matter of this Ordinance, but the regula-
tions established herein shall be supplemental and cumlative;
however, in the case of a direct conflict with a provision or

provisions of any existing Ordinance, the provision which is
more restrictive and imposes higher standards or requirements
shall govern.
4. Severability. If any section, part of a section,
paragraph, sentence, clause, phrase, or word of this Ordinance
is, for any reason, held or declared to be unconstitutional,
inoperative, or void, such holding of invalidity shall not
affect the remaining portions of this Ordinance; and it shall
be construed to have been the legislative intent to pass this
Ordinance without such unconstitutional, invalid or inoperative
part therein, and the remainder of this Ordinance, after the
exclusion of such part or parts, shall be deemed to be valid
and if this Ordinance or any provisions thereof shall be held
inapplicable to any person, group of persons, property, kind
of property, circumstances, or set of circumstances, such hold-
ing shall not affect the application hereof to any other person,
property or circumstance.
5. Effective Date. This Ordinance shall take effect
immediately upon passage and adoption.
