ORDINANCE NO.68
AN ORDINANCE OF THE VILLAGE OF NORTH ORLANDO,
FLORIDA, AMENDING ORDINANCE NO. 44, PROVIDING
FOR TWO NEW ZONING CLASSIFICATIONS: Rl-AAA,
SINGLE FAMILY DWELLING DISTRICT, AND R-3, MUL-
TIPLE FAMILY DWELLING DISTRICT; LISTING THE USES
WITHIN EACH DISTRICT; ESTABLISHING THE CON-
DITIONAL USES THEREON; PROVIDING BUILDING
HEIGHT REGULATIONS; REQUIRING OFF STREET PARK-
ING; REPEALING ALL ORDINANCES OR PARTS OF
ORDINANCES IN CONFLICT HEREWITH; SEVERABILITY;
AND EFFECTIVE DATE
BE IT ORDAINED BY THE VILLAGE COUNCIL OF THE
VILLAGE OF NORTH ORLANDO, FLORIDA:
SECTION I. This Ordinance shall become Article XVII,
Rl-AAA, Single Family Dwelling District; and Article XVIII,
R-3, Multiple Family Dwelling District, of Ordinance No. 44 of
the Village of North Orlando, Florida.
SECTION II. Rl-AAA, Single Family Dwelling District,
This classification is intended to apply to areas designated
Rl-AAA within the Village of North Orlando, Florida, and shall
be governed by the following regulations and requirements set
forth herein.
SECTION III. Uses Permitted. within any Rl-AAA
Single Family Dwelling Districts, no building, structure or
land or water shall be used except for the following use:
(1) Single Family Dwellings and their customary
accessory uses.
SECTION IV. Conditional Uses. There shall be no
conditional uses within the Rl-AAA, Single Family Dwelling
Districts, except the following:
(1) Churches
(2) Schools
(3)Public recreational areas and facilities
Before a conditional use may be granted within the said classi-
fication, the Planning and Zoning Board of the Village of North
Orlando, must find as a fact that the proposed use or uses
are consistent with the general zoning plans and with the
public interest, and the Village Council must grant the con-
ditional use to the applicant only after public hearing.
SECTION V. Building Height Regulations. In Rl-AAA,
Single Family Dwelling Districts, no building or structure
shall exceed thirty-five (35) feet in height.
SECTION VI. Building Area Regulations. Each Single
Family Dwelling shall be located on a lot or parcel of lands
not less than twenty thousand (20,000) square feet and said
lot or parcel of lands shall have a minimum width of one hundred
(100) feet at the building line.
SECTION VII. Front, Rear and Side Yard Regulation, in
Rl-AAA,
(1) Front yard. The Front Yard shall not be less
than fifty (50) feet in depth.
(2) Rear Yard. The Rear Yard shall not be less
than thirty-five (35) feet in depth.
(3) Side Yard. Side Yards shall be provided on
each side of each dwelling structure of not less than twenty
(20) feet.
(4) Corner lots. On corner lots, the front yard
set back of fifty (50) feet must be maintained on each side
of the lot.
SECTION VIII. Lot Coverage. Forty per cent (40%)
of the lot areas is the maximum which may be covered by the
principal and accessory buildings or structures located within
Rl-AAA .

SECTION IX. Off Street Parking Regulations. All
parking within Rl-AAA, Single Family Dwelling District, shall
be off street parking.
SECTION X.
R-3, Multiple Family Dwelling District
The lands included within the R-3, Multiple Family Dwelling
District, shall be developed predominantly as apartments,
townhouses, patio homes or other Multiple Family Dwelling
structures.
SECTION XI. Uses Permitted. Within any R-3, Multiple
Family Dwelling Districts, no building, structure or
land or water shall be used except for the following uses:
(1) Any uses permitted in Rl-AAA, Rl-AA, Rl-A, or
R-l.
(2) Apartments, townhouses, patio homes or other
Multiple Family Dwelling structures.
(3) Boarding and/or lodging homes
(4) Guest and tourist homes
(5) Professional Offices, consisting of the following:
Architects, Engineers, Attorneys, Accountants,
Medical Doctors, Dentists, and Tax Consultants.
SECTION XII. Conditional Uses. Conditional uses
within R-3, Multiple Family Dwelling Districts, are the same
as for Rl-AAA, Rl-AA, R-lA and R-l, Single Family Dwelling
Districts.
SECTION XIII. Building Height Regulations. In R-3,
Multiple Family Dwelling Districts, building heights shall not
be higher than forty-five (45) feet in height.

SECTION XIV. Building Area Regulations. The
Multiple Family Dwelling structures included within the R-3
zoning classification shall not consist of more than six-
teen (16) units per acre.
SECTION XV. Front, Rear and Side Yard Regulations, in
R-3.
(1) Front Yard. The Front yard shall not be less
than twenty-five (25) feet in depth.
(2) Rear Yard. The Rear yard shall not be less
than thirty-five (35) feet in depth.
(3) Side Yard. The side yard shall not be less than
ten (10) feet in width.
(4) Corner lots. The Front Yard set back regulation
shall control when the building is located on more than one
street.
SECTION XVI. Lot Coverage. Seventy-five per cent
(75%) of the lot areas is the maximum which may be covered
by the principal and accessory buildings or structures located
within the R-3 Multiple Family Dwelling District.
SECTION XVII. Off Street Parking Regulations. All
parking within the R-3, Multiple Family Dwelling District,
shall be provided in an off street parking lot, which shall
accommodate at least two parking spaces for each unit located
within the Multiple Family Dwelling structure.
SECTION XVIII. All ordinances or parts of ordinances
in conflict herewith shall be, and the same are hereby repealed.
SECTION XIX. If any Section or portion of Section or
Subsection of this Ordinance proves to be invalid, unlawful,
or unconstitutional, it shall not be held to invalidate or
impair the validity, force, or effect of any other Section or
portion of a Section or Subsection or part of this Ordinance.

SECTION XX. This Ordinance shall take effect
immediately upon its final passage and adoption.
