WINCEY TRUST AGREEMENT dated August 9,1994 and LAURA EVELYN WINCEY, TRUSTEE OF THE LAURA EVELYN WINCEY TRUST AGREEMENT dated August 9, 1994, whose address is 1600 Anchor Court, Orlando, Florida (hereinafter called "GRANTOR"), to CITY OF WINTER SPRINGS, FLORIDA, a Florida Municipal Corporation, whose address is 1126 East State Road 434, Winter Springs, Florida 32708 (hereinafter called "GRANTEE"). TOGETHER WITH all of the tenements, hereditaments and appurtenances thereto belonging or in any way appertaining to, including all of GRANTOR'S rights, title and interest in and to all public ways adjoining the said land. TO HAVE AND TO HOLD, the same in fee simple forever, subject, however, to the following: 1. All real estate taxes, special assessments and ad valorem taxes levied, payable or assessed against the land herein conveyed subsequent to 2003; and 2. Zoning, restrictions, prohibitions and other requirements imposed by governmental authority; and 3. Matters of public record. 4. Any adverse ownership claim by the State of Florida, by right of sovereignty to any portion of the lands hereunder, including submerged, filled, and artificially exposed lands and accreted to such lands. 5.
