SPECIAL WARRANTY DEED
THIS WARRANTY DEED, executed this ~~ day of 1997, by ROBERT A.
YEAGER, individually and as Trustee, (hereinafter called the "G ntor") the CITY OF WINTER
SPRINGS, a Florida Municipal corporation, whose post office address is 126 East State Road 434,
Winter Springs, Florida 32708 (hereinafter called the "Grantee").
(Wherever used herein the terms "Grantor" and "Grantee" include all the parties
to this instrument and the heirs, legal representatives and assigns of individuals,
and the successors and assigns of corporations.)
WITNESSETH: That the Grantor, for and in consideration of the sum of $10.00 and other
valuable considerations, receipt whereof is hereby acknowledged, herein grants, bargains, and sells, unto
the Grantee, all that certain land situate in Seminole County, Florida, viz:

And the said Grantor hereby covenants with the said Grantee that, except as above noted, that at
the time of the delivery of this deed the premises were free from alf encumbrances made by him, except
taxes accruing subsequent to December 31, 1996, and that he will warrant and defend the same against
the lawful claims and demands of all persons claiming by, through or under him, but against none other.
No other covenants or warranties, express or implied, are given by this Special Warranty Deed.

• Grantor herein warrants and represents that neither he nor his spouse nor any member of his
family resides upon said property and that said property is not homestead property as defined under
Florida Constitution.
Grantor has conveyed the subject property to the Grantee to be used for purposes related to the
operation of a fire station facility.
IN WITNESS WHEREOF, the said Grantor has signed and sealed these presents the day and
