On this date personally appeared before me, the undersigned, ROBERT A. YEAGER, ~
individually and as trustee, who is known to me and who, being by me first duly sworn, on oath
deposes and says that the undersigned is the owner in fee simple of that certain real estate, situate,
laying and being in Seminole County, Florida, described as:

AND INCORPORATED HEREIN BY REFERENCE

that to the knowledge of affiant, any and all work, labor, materials and supplies, which have been
furnished, used or applied upon the said property at any time during the ownership of affiant have
been fully paid for, and discharged, and there is no possible lien which may be filed against the
said property for work, labor or materials furnished thereon. That there is no tax lien of any type
furnished thereon. That there is no tax lien of any type affecting the property except real estate
taxes for the current year.
Affiant further says that he is in undisputed possession of the above described property
and all work completed thereon has either been paid in full, or completed more than three (3)0
months prior to the date of this Affidavit. o~

Affiant further says that there are no liens, chattel mortgages, or retained title contracts
affecting any personal property which might have been sold together with the above describedcu
property.
That there are no liens or encumbrances of any nature affecting the above described
property, including leases or other contracts or judgments, except: NONE
That this Affidavit is made for the purposes of inducing the City of Winter Springs tom
accept a donation of the subject property, and to induce Amari, Theriac & Eisenmenger, P.A.,
and Lawyer's Title Insurance Corporation to issue an owner's title insurance policy in favor of~
the City of Winter Springs in the amount of $42,167.34.

Conveyance of 1.5-Acre Fire Station Site to The City of Winter Springs
Dear Mr. McLemore:
Enclosed yoil will find the original executed deed conveying the above-referenced grope;ty tc~

between tl~e City and the property owner.
As to your request that the owne- fill a srnali portion of the property, I must respectfully decline
the request Apparently, there has begin some miscommunication and from what I understand from the
contractor, a small portion of the subject property was indeed filled by mistake and in conversations with
City representatives, the contractor suggested that more of the property could be filled. I would suggest
that such action would cover up the inadvertent filling and rake it all into one job. However. chat is not
what we intended, nor what has been agreed to with the City for several years. In light of the expected
$5,000-$8,000 in cost, we cannot agree to engage in the fill operation.
You should also be aware that under the terms of the permit, the City is not required to do the

fact, some designed structure for the property.
