Drive - Suite 100 Orlando, FL 32803 (hereinafter collectively referred to as the "Grantor"),
to CITY OF WINTER SPRINGS, FLORIDA, a Florida municipal corporation, whose mailing
address is 1126 East S. R. 434 (hereinafter referred to as the "Grantee").

(Whenever used herein, the terms "Grantor and "Grantee" shall be deemed to include the parties to
this Special Warranty Deed and the heirs, legal representatives and assigns of individuals, and the successors
and assigns of corporations. This singular shall be deemed to include the plural, and vice versa, where the
context so permits.)
WIT N E SSE T H:
WITNESSETH, that the Grantor, for and in consideration ofthe sum ofTen Dollars
($10.00) and other good and valuable consideration, receipt of which is hereby
acknowledged, has granted, bargained, sold, conveyed and confirmed, and by these
presents does grant, bargain, sell, convey and confirm, unto Grantee, all that certain land
situate in Seminole County, Florida, to-wit:
The real estate described on Exhibit "A" attached hereto and incorporated
herein by reference (the "Property").
TO HAVE AND TO HOLD the Property, and all the estate, right, title, interest, lien
and equity whatsoever of Grantor either in law or in equity or both, to the proper use,
benefit, and behoof of Grantee and Grantee's successors and assigns in fee simple
forever.
AND THE GRANTOR does hereby covenant and warrant to Grantee and Grantee's
successors and assigns that said Property is free and clear of and from any encumbrances
made or suffered by Grantor except those set forth on Exhibit "B" attached hereto and
incorporated herein (the "Permitted Exceptions") and that subject to said Permitted
Exceptions, Grantor will warrant and defend the title to the Property unto Grantee and
Grantee's successors and assigns forever against the lawful claims and demands of all
persons claiming by, and through or under Grantor, but against no others.
IN WITNESS WHEREOF, Grantor has executed this Special Warranty Deed as of
the day and year first above written.
