Conditions of approval':
1. Execution of the Development Agreement.
2. Approval of the revised full plan set signed and sealed engineer of record reflecting the following
modifications:
i. Outdoor seating.
ii. Pedestrian access route connecting from sidewalk adjacent to State Road 434.
iii. A knee wall located at the corner site of State Road 434 and Tuskawilla.
3. Approval of the site plan/final engineering plan is contingent upon, and not effective until, the
related Additional Parking project Site Plan/ Final Engineering application is approved.
4. Priorto the issuance of a site work permit and start of construction:
i. Approved Maintenance of Traffic (MOT) permit is required.
ii. Approved stormwater permit from St. Johns River Water Management District is requiredZ.
5. Only one (1) ground monument sign to be located at the intersection of SR 434 and Tuskawilla
Road shall be approved.
6. All grass on the Property shall be Bahia grass. No St. Augustine grass or grass types with low
drought tolerance shalt be permitted.
