staff:
FEDP-2024-0009 -- The final engineering and site plan application is approved.
SUBD-2024-0001 -- The final plat application is approved.
WAIV-2025-0005 and WAIV-2025-0008 -- The waiver applications are approved.
DVAG-2025-0007 -- The development agreement application is approved.
Conditions of approval:
1. Execution of the Development Agreement.
2. Mitigation of specimen and non -specimen tree removal per the Arbor Permit Application, ARBOR-
2025-0210. The applicant shall be required to provide receipts of prior tree removal payment and
to pay $7,200 for the removal of the 3 specimen trees, prior to the issuance of the tree removal and
land clearing permit.
3. Filing of a subdivision performance bond in a form acceptable to the City Attorney.
4. There shall be no retail sales, manufacturing, or compounding of any products derived from the
hemp plant or cannabis plant, including CBD (cannabidiol).

5. All grass on the Property shall be Bahia grass. No St. Augustine grass or grass types with low
drought tolerance shall be permitted.
6. Address all comments in the Surveyor's report within 30 days of City Commission approval. The
final plat cannot be recorded until the Surveyor's comments are addressed.
7. Preservation of the 52" specimen oak tree at the corner of SR 434 and Michael Blake Blvd.
