Violations: IPMC 2006 - 304.7 Roofs and Drainage 64 2023CE001800 IPMC Section 302.7 Roofs and Drainage The roof and flashing shall be sound, tight and not have defects that admit rain. Roof drainage shall be adequate to prevent dampness or deterioration in the walls or interior portion of the structure. Roof drains, gutters and downspouts shall be maintained in good repair and free from obstructions. Roof water shall not be discharged in a manner that creates a public nuisance. 65 2023CE001800 Case Summary September 19, 2023- While on routine patrol of Greenbriar community, I observed a roof in disrepair at 902 Glen Abbey Cir. indicated by a dark colored tarp covering the front portion of the property structure roof. Permit search was conducted and concluded no issued or pending permit(s) on file for the referenced property. 66 Exhibit 1 Address: 902 Glen Abbey Cir. Case No. 2023CE001800 Date Taken: September 19, 2023 67 2023CE001800 Case Summary Cont. September 26, 2023 - Notice of Code Violation sent to the property owner by USPS Certified Mail with Return Receipt Requested. October 4, 2023 – USPS Tracking website indicated Notice of Violation remained in transit. Notice of Violation was posted to the property. October 4, 2024 – An attorney representing the property owner(s) contacted code enforcement to inform the property currently is in litigation and requested a 60-day extension to finalize the process and initiate repairs. Extension granted from original compliance due date of 11/19/2023 to 02/19/2024. 68 2023CE001800 Case Summary Cont. February 20, 2024 - A re-inspection of the referenced property and permit search was completed. Roof tarp remains on property structure roof with no issued or pending roof permit on file. February 20, 2024 - Notice of Code Board Hearing sent via USPS certified mail. March 12, 2024 - A re-inspection was completed.
