TITLE
Hickory Grove - Amendment to Civil Plans
SUMMARY
Since City Commission approved the final engineering plans on May 23, 2022, the
engineer has made changes to the finished floor elevations of the buildings which
precipitated changes to the site grading as well. The finished floor elevations are now
all 2-feet above the sidewalk with minor exceptions and a “G-XX” specification has
been added to each building to indicate the required number and height of steps from
the garage floor to the finished floor. The surface grading between the buildings
provides positive drainage to the yard drain system and no ponding issues are
anticipated if the system is well maintained. The roadway profile grading has also
changed on Pepperwood Loop (formerly Alley B), Crab Apple Lane (Alley C), Coral Bean
Lane (Alley D), and Spindle Palm Cove (Alley E).
Regarding the stormwater management system, the peak water levels in the ponds for
the 100-year and 25-year storm events have risen slightly but are still within the limits
of the ponds. The peak water levels for the 10-year and mean-annual (2.33-year)
decreased slightly. All changes are clearly indicated and tracked by the engineer using
enumerated revision clouds.
FUNDING SOURCE
RECOMMENDATION
Staff recommends that the City Commission approve the amended civil plans for
Hickory Grove.
