NOTICE OF TERMINATION
THIS NOTICE OF TERMINATION ("Termination") is made and executed this 12..uh
day of March, 2013, by the CITY OF WINTER SPRINGS, a Florida municipal corporation
("City").
WITNESSETH:
WHEREAS, the City previously entered into a Residential Tear-Down and Occupancy
Agreement dated January 22, 2007 ("Agreement") with William K. Riccard, the then-fee simple
owner of certain real property located at 185 East Trade Winds Road, Winter Springs, Seminole
County, Florida, more particularly described herein, said Agreement being recorded in Seminole
County Official Record Book 6847, Pages 764-771; and
WHEREAS, the City finds that the terms and conditions of the Agreement have been
satisfied; and
WHEREAS, pursuant to Section 21:0 of the Agreement, the City is to file a Notice of
Termination in the Public Records of Seminole County, Florida documenting same; and
NOW THEREFORE,the City declares as follows:
1.0 Recitals. The foregoing recitals are true and correct and are hereby incorporated
herein by this reference.
2.0 Notice of Termination. The City of Winter Springs hereby declares that the
terms and conditions of the Residential Tear-Down and Occupancy Agreement dated January 22,
2007 and recorded in Seminole County Official Record Book 6847, Pages 764-771, have been
satisfied and that such Agreement is hereby terminated.
3.0 The Pro erl . The real property subject to this Notice of Termination is legally
described as follows:

also LESS: Beginning at the Southeast corner of Lot 6, Block D, NORTH ORLANDO
RANCHES SECTION 1, run thence South 89' 02' 46" West 144.26 feet along the South line of
said Lot 6, thence North 00' 05' 09" West 150 feet parallel with the East line of said Lot 6,
thence North 89' 02' 46" East 144.26 feet parallel with the South line of said Lot 6, then South
00' 05; 09" East 150.99 feet along the East line of said Lot 6 to the Point of Beginning: (said
East line of Lot 6 also being the West line of Lot 8 Block 1, NORTH ORLANDO RANCHES
SECTION 6, as recorded in Plat Book 12, pages 84 and 85, Public Records of Seminole County,
Florida) as recorded in Plat Book 12,page 3,Public Records of Seminole County Florida.

Kevin,
Attached, please find a Notice of Termination related to a 2007 development agreement with William K. Riccard and his
residential property located on East Trade Winds Road. This property is in the process of changing hands and the City
was contacted by a title company requesting that the City prepare and record a Notice of Termination of the DA. The DA
required the City to record this document when the conditions of the DA had been satisfied but it was never done. I
have confirmed with Michael Scheraldi that the permitting issues addressed in the DA were satisfied long ago and that
no outstanding issues remain.
Please review the Notice of Termination and let me know if you have any questions. I've also attached the original DA
for your reference. If acceptable to you, please execute the Notice of Termination and have the City Clerk record it in
the Seminole County Public Records.
