REQUEST:
The Community Development Department requests that the Local
Planning Agency/Planning & Zoning Board hold a Public Hearing to consider a
Waiver for 677 Cayuga Dr., located on the southwest corner of Cayuga Dr. &
Saranac Dr.
SYNOPSIS:
The City of Winter Springs Community Development Department has
received an application for a Waiver for setbacks, for the addition of a walk-in closet,
at 677 Cayuga Dr. on the southwest corner of Cayuga Dr. & Saranac Dr.

DISCUSSION:
Preliminary Site Plans
:
The homeowners propose to fully enclose an area of their side yard that is currently
delineated by a concrete wall. The wall appears to be original to the house and was
built in the setback. Staff recommends approval as it would cover an existing, blank
concrete wall in siding to match the house. Approval would also mirror the existing
code in R-1A districts where a 15 foot side yard
FISCAL IMPACT:
Approval of the Waiver allows the subject homeowners to fully enclose this area.
It may result in a slight increase in revenue.
COMMUNICATION EFFORTS:
The Meeting Agenda and this Agenda Item have been forwarded to the Planning
and Zoning Board members and are available on the City's Website LaserFiche and
the City's Server. The Agenda has been forwarded to the Mayor and City
Commission; City Manager; and City Attorney/Staff. Additionally, the Meeting
Agenda has been sent to media/press representatives, all Homeowner's
Associations on file with the City, all individuals who have requested Agenda
information, Department Directors; and also posted outside City Hall; posted
inside City Hall with additional copies available for the general public.
STAFF RECOMMENDATION:
Staff recommends that the Planning & Zoning Board forward a positive
recommendation on this item which would permit the homeowner to build less
than 6 feet into a 25 foot setback. It is consistent with the City of Winter Springs
Comprehensive Plan and all other applicable sections of Chapter 20 of the City
Code. It imposes no additional burdens on the City or any neighboring properties.
