Title Report
Submit an updated title report within 30 days of recording the plat. The updated title report
should have the same legal description as the plat.
On the plat, show all easements listed in the title report. If some of the wireless
communications easements are going to be vacated, provide proof of vacation or
termination prior to the recording of the plat.
There is currently a claim of lien recorded against the property by Woodland
Environmental, LLC, in the amount of $68.787.50. This lien must be released and the
release recorded prior to recording the plat.
Dedication
Change the dedication of Tract C to FDOT and not Winter Springs.
HDP Blue Investments, LLC should not be listed in the dedication. HDP Northern Oaks,
LLC is the record owner according to the title report.
Plat Notes
Show the drainage easement described in Note 15 on Sheet 4 of the plat; no easement is
shown over tracts 32 and 33. Is this meant to describe the easement for Winter Springs
and FDOT over Tract H? If so, Note 15 should be amended to correctly describe its
location and to include FDOT.
Lot Sizes
Lot 25 does not meet the minimum 60-foot lot width as required in the R-1 district.
