HomeMy WebLinkAboutHacienda Village HACIENDA VILLAGE NORTH ORLANDO, FLORIDA Covenants and Restrictions 1. GENERAL A. All mobile home sites will have a minimum area of four thousand square feet. B. All utilities will be underground. C. Every mobile home will be equipped with a skirt, permanent in nature, and pre- ferably made of brick. D. Streets will be paved and lighting provided, either by way of lampost on all corners or by electronically controlled lights in front of each mobile home. E. Adequate drainage will be installed, in compliance with F.H.A. requirements that prohibits open ditches. F. A scenic walk, a bicycle path and an outdoor recreation area will be set aside for the convenience of the tenants. G. An attractive entrance way will be constructed to give the park a look of per- manence and security. H. A shopping center will be erected, providing services needed in caring for the /T health and comfort of the community, these facilities to include a medical and f dental installation. I. Two outdoor swimming pools will be installed, one in each section of the park. The use of these facilities will be free to the tenants. J. Speed limit inside the park will be 15 M.Y.H. and it will be strictly enforced. K. A Clubhouse will be erected in each section of the park. All rents will be due and payable in advance on the first day of each calendar month. B. No rentals will be transferred, without the written consent of the management. C. In adult section, no children will be allowed. D. All lawns will be maintained by the management at a reasonable charge, except when tenant can give ironclad assurances that he will maintain lawn to the satis- faction of management . E. All tenants must become members of Community Club. Membership fee is $1.00 per month, per person. F. No loud or boisterous noise, either from persons or musical instruments will be allowed where the noise constitutes a nuisance to the other residents. G. No storage of boats, housetrailers or sundry articles will be permitted on lot or carport. Manageable articles may be stored underneath mobile home, behind perman- ent skirt. Fenced boat storage area will be provided for the tenants. H. No air drying of clothes will be permitted. I. No additions or alterations to the mobile homes will be permitted without the written consent to the management . J. Garbage storage areas will be provided for garbage cans. Tenant must use these exclusively. All tenants must strictly adhere to rules governing the time of placement and the method of wrapping and disposing of garbage. K. No solicitation of any kind shall be made in the park without prior consent of the management. L. No commercial activity of any kind shall take place inside of the park, except in an area reserved for commercial use. M. Tenants shall not request help from park employees except with the consent of the management. N. The owner of HACIENDA VILLAGE absolve themselves from any and all liability or responsibility, pertaining to loss by fire, theft, accident, personal injury or any other mishap: whatsoever to any tenant , guest or visitor and management re- serves the right to evict anyone who refuses to comply with all rules and reg- ulations, as set by the owners of HACIENDA VILLAGE. 0. No sign of any bind, including For Sale signs shall be erected in park on the tenants premises. Page 3 - HACIENDA VILLAGE NORTH ORLANDO, FLORIDA Special P. Should any improvement erected by a tenant within the park result in the increase of ad valorem taxes, said tenant shall pay such taxes upon the presentation of the bill. Q. No automobile, belonging to tenant or guest shall be parked on the road but shall be parked parallel to any mobile home, located on subject premises . R. All trailers will be inspected and only those that enhance the appearance of the park will be accepted for rental space. Minimum size of trailer to be 10' x 50' .
