HomeMy WebLinkAbout2011 04 11 Consent 205 Bright House Site Acceptance COMMISSION AGENDA X CONSENT INFORMATIONAL ITEM 205 PUBLIC HEARING REGULAR MGR /DEPT April 11, 2011 Meeting Authorization REQUEST: The Public Works Department Requesting the City Commission validate the Staff recommendation finding the Bright House Equipment Building site at 197 South Moss Road to be built in substantial accordance with the Final Engineering plans. SYNOPSIS: Sitework for the Bright House Equipment Building site at 197 South Moss Road is substantially complete and has been approved by all applicable City Departments. This agenda item provides the site acceptance necessary before a certificate of occupancy can be issued by the building official. CONSIDERATIONS:  APPLICABLE CODE: Section 9-178. Required Improvements to be completed prior to building on lots; exceptions. (c) Where the building official has an authoritative method of assurance that the improvements will be completed in accordance with approved plans, such as withholding occupancy, the building official may issue building permits upon advising the developer that all or partial occupancy will be restricted until satisfactory completion of the improvements has be accomplished. (d) … Certificates of occupancy will not be issued until all improvements are accepted by the city commission.  Final Engineering for the Bright House Equipment Building project was approved by the City Commission at the May 10, 2010 City Commission meeting. The project consists of construction of a 600 square foot addition to an existing building along with a 900 square foot equipment enclosure, paving, stormwater, fencing, and landscape/irrigation improvements on the 0.23-acre site. An old cell tower was also removed as part of the project. Before and after photos are shown on the following pages. All City agencies have found the work to be acceptable.  The engineer-of-record has certified the sitework and provided a signed and sealed set of record drawings. No public infrastructure is being dedicated to the City as part of this project and no easements are required. FISCAL IMPACT: All applicable fees associated with the development of the Bright House Equipment Building project have been paid by the owner. COMMUNICATION EFFORTS: This Agenda Item has been forwarded to the Mayor and City Commission; City Manager; City Attorney/Staff; placed in Press Packets; placed in the City Hall (Lobby) City Commission Meeting binder; and is available on the City’s Website, LaserFiche, and the City’s Server. Additionally, information related to this Agenda Item has been sent to media/press representatives who have requested Agendas/Agenda Item information, all Homeowner’s Associations on file with the City, all individuals who have requested Agendas/Agenda Item information, Department Directors; and also posted outside City Hall; posted inside City Hall with additional copies available for the general public; and posted at five (5) different locations around the City. RECOMMENDATION: Staff recommends that the City Commission validate the Staff recommendation finding the Bright House Equipment Building site to be built in substantial accordance with the Final Engineering plans.
